The refurbishment of three homes at Via Mombasiglio 22, in Turin's Santa Rita district, has raised €150,000 of financing on Trusters in 90 minutes. That is the time it took 94 investors to cover the operation, with an average contribution of €1,596 and a pace of €1,667 per minute.
The amount is, in fact, the missing piece of information: the project listing did not publish how much it sought to raise, and it only becomes known when the round closes. That is €150,000 for around 125 m² of works, roughly €1,200 per square metre, and the second largest of the four operations the group has carried out on the platform, after the €190,000 of Quivivi.
The three homes are the only empty ones in an eight-home building that the developer, Quistanza Srl, bought in its entirety and that already generates rental income; this is the first phase of the revaluation of the whole building. On the fifth floor, two flats of 38 and 41 m² are being combined into a single home of 79-80 m², and on the third floor another of around 45 m² is being fully refurbished. In other words, the three financed homes will come to market as two, furnished and equipped on a turnkey basis. No sales or reservations have been reported.
The operation is a loan: investors lend the money to the company through the platform, and the company undertakes to repay it with interest within the agreed term, twelve months, with a target interest rate that starts at 11% per year and rises by investment band up to 12.5%, plus an additional point for those who join the pre-booking in every band except the lowest. The only security is the guarantee from the parent company, N8 Group: there is no mortgage over the property and no published valuation. The group's track record, on the other hand, is detailed and adds up: €410,000 raised in three previous operations and €459,363.79 repaid, with returns of 11.6%, 12.6% and 11.6% on capital and two of them settled one month ahead of schedule.
Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is tied up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No guarantee eliminates that risk, and the speed of the raise does not anticipate how the operation will end. Non-sophisticated investors have four calendar days of reflection in which to revoke their offer without penalty.
