Nine homes in the Madrid neighbourhood of Almenara, in the Tetuán district, have raised €1,725,000 of financing on Civislend in ten minutes. That is the time 478 investors needed to cover the target, with an average contribution of €3,609 and a pace of €172,500 per minute.
It is, by far, the platform's fastest fundraising among those we have covered this month: that €172,500 per minute compares with €4,778 for the five homes in Benicàssim, €3,333 for the ten in Fuengirola and €3,125 for the villa in Sotogrande. The average ticket is also more than double that of those three, where it ranged between €1,418 and €1,569.
The project is a building with a ground floor plus four storeys on a 225 m² plot, with 802 m² built, of which 540 are residential: nine one-bedroom, one-bathroom flats averaging around 62 m², with four garage spaces and nine storage rooms. The licence was granted in June 2023, the developer, Covinsa, bought the land in April 2025 and by August construction was 73% complete. Seven of the nine are sold under private purchase contracts, 78%, at an expected average price of €403,889.
The operation is a loan: investors lend the money to the developer through the platform, and the developer undertakes to repay it with interest within the agreed term, 12 months extendable by another three, with a target interest rate of 10.00% per year, the option of early repayment without penalty from month 3 and the sale of the homes as the exit route. The use of the funds is the most striking aspect of the file: the first drawdown, €1,325,000, goes entirely to reimbursing the developer for its own funds already contributed, another €146,381 covers formalisation costs and only €253,619 —15% of the loan— finances construction, against certifications from an external Project Monitoring firm. The security consists of a first-ranking mortgage over the asset, valued today at €2,063,578 and at €3,679,643 once construction is complete, and a pledge over the shares in the project company.
Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the speed of the fundraising says nothing about how the operation will end. Non-sophisticated investors have a four-calendar-day reflection period to revoke their offer without penalty.
