A 468 m² villa in Sotogrande, in the municipality of San Roque (Cádiz), has raised €750,000 of financing on Civislend in four hours. That is the time 529 investors needed to cover the target, with an average contribution of €1,418 and a pace of €3,125 per minute.
It is the platform's third operation to be covered in a matter of hours this month, after the €1,720,000 for five homes in Benicàssim, in six hours, and the €1,600,000 for ten homes in Fuengirola, in eight. And it is only the first tranche: the maximum planned financing is €1,500,000, and the second tranche, of another €750,000, is not yet open.
The project is a detached two-storey single-family house on a 1,139 m² urban plot, with four bedrooms, five bathrooms, a pool, garden, garage and porches. The developer, Norix Modular Solutions, bought the land with its own funds in January and the building licence was granted in October, this very month, so construction has not begun. It is its second project with the platform: the first, also in Sotogrande, was formalised in May 2024 and repaid early a year later.
The operation is a loan: investors lend the money to the developer through the platform, and the developer undertakes to repay it with interest within the agreed term, 18 months extendable by another six, with a target interest rate of 10.00% per year, the option of early repayment without penalty from month 4 and the sale of the house as the exit route. Of this tranche, €200,000 reimburses the developer for its own funds already contributed and €80,975 covers formalisation costs —29% of the gross first drawdown—, while the remaining €469,025 is released against certifications from an external Project Monitoring firm. The security is a first-ranking mortgage over the plot, valued today at €547,413; the value with the house completed is set at €2,005,849, 18% below the €2,450,000 at which the developer estimates the sale. And repayment depends on selling a single home, with no reservations or sales so far.
Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the speed of the fundraising says nothing about how the operation will end. Non-sophisticated investors have a four-calendar-day reflection period to revoke their offer without penalty.
