A villa with a pool in Castelnau-le-Lez, on the doorstep of Montpellier, has raised €950,000 of financing on ClubFunding in 26 days, around €25 per minute. The platform has not published how many investors took part or the average contribution.

The house is a villa with 360 m² built on a 1,500 m² sloping plot, on the Allée des Chênes Verts, with five bedrooms, a 100 m² living room, a separate studio, two terraces and a pool. It is empty, with no occupants, and twenty minutes from the centre of Montpellier, the high-speed rail station and the airport.

The plan starts from a purchase for €730,000 excluding costs, €2,028 per square metre, and €300,000 of works, €833/m², which do not require any administrative authorisation: façades, upgrading of the living room, an overhaul of the pool surface and a new pool house, with the energy certificate moving from class D to class B. The resale is estimated at €1,800,000, €5,000/m², a figure that the fact sheet places at the lower end of the local market and that is equivalent to two and a half times the purchase price per metre. The difference between that resale and the sum of purchase and works is €770,000, without deducting acquisition costs, sales commissions or the interest on the issue itself.

The operation is a bond issue: investors lend the money by subscribing to those securities and the company pays a monthly coupon and repays the capital at the end, over 18 months extendable by six, with a target interest rate of 11% per year that rises by one point if the extension is exercised. There is no mortgage: the security consists of a fiducie over cash, the amount of which is not published, and the personal, joint and several guarantee of the director. The €950,000 raised covers 92% of the purchase and the works, so the operator's “significant capital contribution” highlighted in the fact sheet would not reach 8% of the cost and is not quantified. The platform itself also acknowledges the single-asset risk: everything depends on selling a single house.

Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the pace of the fundraising says nothing about how the operation will end. Non-sophisticated investors have a four-calendar-day reflection period to revoke their offer without penalty.
