A flat on Avenida de Alfonso XIII, in Madrid, has raised €850,000 on SEGO Real Estate in 27 days. It was provided by 818 investors, with an average of €1,039 and a pace of €22 per minute.

It is the second operation on the same home and has taken more than twice as long as the first: at the beginning of September the platform closed another of €750,000 in twelve days, with 576 investors. This time it has needed 27 days to raise 13% more, with somewhat smaller tickets.

The money neither buys nor renovates anything: it is used to cancel in full the encumbrances currently weighing on the flat, which will be left unencumbered except for the first-ranking mortgage granted in favour of the security agent on behalf of the investors. Taken together, the two operations place €1,600,000 of debt on the property.

The security is the home itself, at number 196, valued at €2,909,450 in June. Against that valuation, the €850,000 of this round represents 29%, and the €1,600,000 of the two operations 55%: precisely the percentage that the fact sheet publishes as the LTV of this one alone. The borrower is Solescan Integral, which reports more than a decade in energy efficiency and photovoltaic installations; the fact sheet does not attribute any real estate experience to it or explain its relationship with the property.

The operation is a loan: investors lend the money to the company through the platform, and the company repays capital and interest in a single payment at maturity, over 17 months extendable to 23, with a target interest rate of 12.5% per year and 20% default interest. The platform puts the total return at 17.70% over 17 months and 23.95% with the extension, figures that are consistent with that annual rate. What the documentation does not explain is where that payment will come from: it does not say whether the home will be sold, refinanced or repaid by some other means. The risks section also reproduces generic text about construction costs, sale prices and homes already sold that does not correspond to this operation.

Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the pace of the fundraising says nothing about how the operation will end. Non-sophisticated investors have a four-calendar-day reflection period to revoke their offer without penalty.
