What is Realty Investor?

Realty Investor is an app that brings together, in a single place, the real estate crowdfunding projects published by authorised crowdfunding platforms in Europe.

It lets you view and compare opportunities in a consistent format, invest in them without leaving the app and track your portfolio from one place. When you invest, the platform that publishes the project opens within the app: the investment is made with that platform and under its terms, and Realty Investor does not receive your money at any point.

What does Realty Investor offer compared with going to each platform separately?

Real estate crowdfunding is spread across many platforms, each with its own catalogue, its own terms and its own way of presenting information, which makes it hard to compare projects with one another.

Realty Investor brings open opportunities together in one place, presents their key data in the same format (target return, term, country and platform, among others), lets you invest in them from within the app and gives you a combined view of all your positions.

Is Realty Investor a crowdfunding platform?

No. Realty Investor is a technology aggregation platform: it does not publish its own projects or raise funds for them. It is not a crowdfunding service provider, an investment firm, or a credit or payment institution.

Its role is to gather and organise the platforms’ projects so they are easier to compare and, through its integrations with each platform, to let you invest without leaving the app. The transaction is always carried out with the relevant platform.

Is Realty Investor supervised by the CNMV?

No, because Realty Investor does not provide any of the services that are subject to authorisation and supervision by Spain’s National Securities Market Commission (Comisión Nacional del Mercado de Valores, CNMV) or the Banco de España. Although the investment can be made from the app, the transaction is concluded with the platform, in its environment and under its terms: Realty Investor takes no part in it, does not receive or transmit investment orders, does not hold funds and does not provide financial advice.

It is the platforms that publish the projects that must be authorised. Before investing, you can check each platform’s authorisation in the registers of the CNMV or ESMA, the European Securities and Markets Authority.

Which company is behind Realty Investor?

Realty Investor is a brand of REALTY INVESTOR HUB, SOCIEDAD LIMITADA, a Spanish company with CIF B21948260 and its registered office at Carrer Jardí, 11, 08800 Vilanova i la Geltrú (Barcelona), Spain.

In which countries are the opportunities located?

The app currently brings together opportunities in seven European countries: Spain, Portugal, France, Luxembourg, Belgium, Italy and Ireland.

This list may grow as new platforms and projects are added.

How does the app work?

  1. Exploration. The Invest section shows all open opportunities, with filters for return, term, country and platform.
  2. Analysis. Each project has a fact sheet setting out who the developer is, the amount sought, the term, the collateral and the main risks.
  3. Comparison. The key data are presented in the same format, so you can weigh up opportunities against each other before making a decision.
  4. Investment. You log in with your platform username, or create your account from within the app, and complete the investment on the platform’s screen, which opens within Realty Investor.
  5. Tracking. From your profile you can see the amount invested, upcoming payments and how each project is progressing.

How can I download the app?

The app is available for Android devices and iPhone.

Select ‘Download the app’ and scan the QR code with your phone, or go straight to the relevant app store.

Can I use Realty Investor on a computer?

Yes. You can access Realty Investor from your browser with the same account you use on your phone.

However, investing with the integrated platforms must be done from the mobile app, which is where each platform’s screen opens.

Does it cost anything to use Realty Investor?

No. Downloading, signing up for and using the app are free of charge, and Realty Investor does not charge fees on your investments.

The financial terms of each investment, including any fees, are those set by the platform, and this also applies when you invest from the app. We recommend that you always check them before investing.

Investing

Can I invest from the app?

Yes. Thanks to the integrations with the platforms, you can invest without leaving Realty Investor: you log in with your platform username and password (or create your account from within the app), select the project and complete the transaction on the platform’s screen, which opens within the app.

The investment is concluded with the platform and under its terms. It is the platform that handles your registration, verifies your identity and executes the transaction, and the funds are deposited in an account with the financial institution that works with it, which is responsible for safeguarding them. Realty Investor takes no part in the transaction, does not provide advice and does not receive your funds.

If you do not yet have an account with the platform, we recommend creating one in advance, as approval can take up to 48 hours.

Where does the project information come from?

The information comes from the platforms that publish the projects, which are solely responsible for its accuracy and for keeping it up to date. Realty Investor organises it and presents it in a consistent format to make comparison easier.

Before investing, we recommend checking the data on the source platform and reading the project’s key information document.

What is the key information document (KID)?

It is a document that the platform must make available to you, for each project, before you invest; the European Regulation calls it the ‘key investment information sheet’ (KIIS). It summarises the essential information: who is seeking the financing, on what terms, what it costs and what its main risks are.

Reading it is essential to understand an investment before committing your capital. If anything is unclear to you, ask the platform before investing.

What types of project can I find?

There are two main types:

  • Loan (crowdlending). You lend money to a project’s developer in return for interest, for a set term. If the project goes as planned, you get your capital back together with the interest, either at maturity or in periodic payments.
  • Shareholding (equity). You become a shareholder in the company developing the project, and the outcome of your investment depends on how the deal turns out; for example, on the sale of the property.

Each type carries different risks. The app shows them separately, and each project’s fact sheet states which type it is.

What do the IRR and the return of each project indicate?

They are the figures the platform publishes for each project, and they are estimated targets, not guaranteed.

The return expresses the interest or profit expected, usually on an annual basis. The IRR (internal rate of return) measures that return while also taking into account when each payment is received, which makes it useful for comparing projects with different terms or payment schedules.

Past returns do not guarantee future returns.

What is the minimum investment?

The minimum amount is set by each platform for each project and is shown on the project’s fact sheet.

In addition, under Regulation (EU) 2020/1503, if you are not a sophisticated investor and wish to invest more than €1,000 or more than 5% of your net worth (whichever is higher) in a single project, the platform must warn you of the risk, obtain your explicit consent and check that you understand the investment.

Does Realty Investor make investment recommendations?

No. Realty Investor does not provide financial advice or recommend specific projects, and it receives no consideration of any kind for featuring some projects over others.

The filters and comparisons are tools to help you make your own decisions. Consider whether each investment is suitable for you in light of your experience, your risk tolerance and your financial situation.

Risks

What are the risks of investing in real estate crowdfunding?

Like any investment, it carries risks. The main ones are:

  • Total or partial loss of the capital invested.
  • Not achieving the expected return, or receiving it later than planned.
  • Illiquidity: as a general rule, it is not possible to get your investment back before the project ends.

The returns shown are estimated targets, not guaranteed, and past returns do not guarantee future returns. Only invest capital that you will not need during the project’s term, and consider whether this product is suitable for you.

Are these investments covered by the Deposit Guarantee Fund?

No. Investments in crowdfunding projects are not covered by the Spanish Deposit Guarantee Fund (Fondo de Garantía de Depósitos) or by the Investment Guarantee Fund (Fondo de Garantía de Inversiones).

They are not bank deposits: if a project does not go as planned, you can lose the capital invested.

Can I get my investment back before the project matures?

As a general rule, no. These are fixed-term investments with limited liquidity: the capital remains committed until the project is repaid or wound up.

Some platforms have a noticeboard where you can offer your position to other investors, but there is no guarantee of finding a buyer or of selling at the price you want.

What happens if a project suffers delays or defaults?

This is handled by the platform you invested through. It is the platform that manages the relationship with the developer, keeps you informed of the situation and, where applicable, takes the measures provided for in the project’s terms, such as enforcing the collateral.

Realty Investor takes no part in that process. For any issue relating to a specific investment, even if you made it from the app, you must contact the platform, as it is the platform that manages it.

Account and personal data

What information do I need to sign up?

Only an email address, a username and a password. The password is stored as an irreversible cryptographic hash, so it cannot be viewed by anyone, including Realty Investor.

Using Realty Investor does not require an identity document, bank details or card details. If you create an account with a platform from within the app in order to invest, identity verification is the platform’s responsibility: Realty Investor only passes your details on to it, and only if you expressly authorise it.

The service is intended exclusively for people aged 18 or over.

Does Realty Investor have access to my platform credentials?

No. To invest, you log in with your platform username and password, which are separate from your Realty Investor ones, on the platform’s own screen, which opens within the app. The password is entered on the platform’s website and does not pass through Realty Investor.

Nor does Realty Investor access your account information: the balance and data shown are those presented by the platform itself.

How is my personal data processed?

Realty Investor processes your data to provide you with the service: managing your account, your portfolio and the app’s features. Analytics, commercial communications and their personalisation are only enabled with your consent, which you can withdraw at any time.

Realty Investor does not sell your data or share it with third parties for commercial purposes. You can exercise your rights of access, rectification and erasure, among others, by writing to contacto@realtyinvestor.eu. You will find full details in the Privacy Policy.

How can I delete my account?

From the app: go to your profile, open the settings and select ‘Delete account’. Deletion is immediate and irreversible.

You can also request it by email at contacto@realtyinvestor.eu; you will receive a reply within one month at most. The Account deletion page sets out which data is erased and which is kept.
