Urbanitae closes in sixty seconds the first €1,560,000 tranche of the mortgage loan over 24 months at 10.5% for two villas in Palo Alto Sur

Two villas under construction in the Palo Alto Sur development, in Ojén (Málaga), some seven kilometres from the centre of Marbella, have raised €1,560,000 on Urbanitae in one minute. That is how long 696 investors took to cover Tranche A of the loan, with an average contribution of €2,241.

The money funds the first construction phase of two detached houses of 668 sqm each, on plots of 1,077 and 1,129 sqm, with four bedrooms, five bathrooms, covered parking, a roof terrace, a pool and a garden, within a gated estate with a single entrance and permanent security. Both plots hold valid building permits and earthworks had already started; the timetable allows 18 months of construction and completion of the sales in the third quarter of 2028.

Neither villa is sold. The expected asking price is €4,000,000 per unit, which the manager places about 20% below a comparable finished villa in the same development. The absorption cited in the file relates to other homes by the same developer on the same site: the seven in the first phase sold off-plan before works began and, of the eight in the second, two are sold. The manager is Roel Homes, founded in Marbella in 1974 and half-owned by Grupo Villarroel and Ibérica Capital Partners, which reports 298 units delivered for more than €215 million.

The operation is a loan: investors lend the money to the developer through the platform, which undertakes to repay it with interest within the agreed term, in this case 24 months extendable by six, at a fixed rate of 10.5% per annum with interest and principal at maturity. This tranche is the first of three, within a committed loan of up to €4,670,000. The security package is broad: a first-ranking mortgage over both villas with mortgage liability of 135% of principal, pledges over the project accounts and the borrower's shares, a developer commitment to cover cost overruns, a 100% cash sweep of sale proceeds and an irrevocable sale mandate the lender can trigger at month 24 at a minimum of 80% of the updated valuation. The fact sheet does not publish that valuation, so there is no verifiable LTV; it does give an LTC of 45% on granting this tranche. If the developer repays early, it must pay a minimum of 18 months' interest: a contractual floor on remuneration, not a guaranteed return.

Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the speed of the fundraising says nothing about how the operation will end. Non-sophisticated investors have four calendar days to revoke their offer without penalty.
