Cresor completes the €800,000 base target of the second phase of Residencial Costa Serena, over 14 months at 11.50%

The second financing phase of Residencial Costa Serena, sixteen detached homes a hundred metres from the sea in Salobreña (Granada), has raised €800,000 on Cresor in one day. That is how long 319 investors took to cover the target, with an average contribution of €2,508 and a pace of €556 per minute.

One detail is worth highlighting because it changes the operation's profile: the campaign could have been extended to €1,500,000 and stopped at the base target. That keeps total project financing at €2,400,000 — including the already drawn first phase of €1,600,000 — and with it the loan-to-value at 62% of the current valuation. Had the extension been triggered, that ratio would have risen to 80%.

The homes sit on a structure whose construction was halted at the time. Certified progress now stands at 40.10%, with external walls and roofs under way by Construcciones y Reformas Montesur, and the execution project is stamped. The permit, however, deserves attention: it was granted on 24 October 2006 and remains in force, according to a July 2026 document, because the town council has not declared it lapsed; the transfer of the permit to the new developer has been applied for, not granted.

On sales, there are private purchase contracts on five of the sixteen homes, with down payments of between €50,000 and €100,000: €2,857,000 against expected sales of €8,786,000, or 33%. The platform argues that this volume would cover what it has financed across both phases, although payment arrives on delivery. Expected project costs total €7,403,077.

The operation is a loan: investors lend the money to the developer, Quality Maru, through the platform, which undertakes to repay it with interest within the agreed term, in this case 14 months extendable by three in exchange for 1.50 points more interest and a 0.50% fee. The nominal rate is 11.50% per annum, with quarterly interest and capital at maturity, and the platform puts the total return at 13.58%: an estimate subject to investment risk and not guaranteed. The security is the extension of a first-ranking mortgage, with maximum liability of €1,040,000, arranged through a security agent, plus a personal guarantee from the director's spouse. It is worth noting that the fact sheet gives the same figure, €3,866,348, both as the current valuation and as the construction budget, and that the developer's own funds, €470,000, fall from 22% to 16% of the total once this phase is drawn.

Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the speed of the fundraising says nothing about how the operation will end. Non-sophisticated investors have four calendar days to revoke their offer without penalty.
