A development of fourteen terraced houses in Crevillent, in the Baix Vinalopó area of Alicante, has raised €1,450,000 on Civislend in five hours. That is how long 951 investors took to cover the full loan, with an average contribution of €1,525 and a pace of €4,833 per minute.
The homes sit on a 1,088 sqm plot of consolidated urban land and average around 97 sqm, with three and four bedrooms, parking and storage. The defining feature of the operation is the state of the asset: these are works that were once halted and which the developer resumed in May 2026 with its own funds. Progress now stands at around 45% and the permit remains valid.
It is worth understanding where the money goes, because not all of it funds construction. The developer bought and registered the asset in May 2026 for €650,000, but left a deferred instalment of €292,500 owing to the seller, and it is the first drawdown of this loan that pays it; on top of that come some €150,393 of formalisation costs, a little over 10% of the amount raised. The rest, around €1,007,108, will be drawn against works certificates produced by an external monitor. The developer contributes €680,962, 61% of the funds at signing.
Sales stand at 29%: four of the fourteen homes reserved with €6,000 payments per buyer, which are reservations and not signed sale contracts. Repayment depends on selling the homes, at an expected average ticket of €196,429 per unit, around €2,018 per sqm.
The operation is a loan: investors lend the money to the developer through the platform, which undertakes to repay it with interest within the agreed term, in this case 18 months extendable by six at the same rate of 10% per annum, with full early repayment without penalty from month six. The security is a first-ranking mortgage over the asset, with no additional guarantees. The current valuation is €1,279,905 and the completed-building value €4,703,311, giving a first-drawdown LTV of 35% and an LTV on completed value of 31%. That second ratio should be read carefully: the sales the developer itself projects total around €2,750,000, well below the completed-building valuation, so measured against expected revenue the loan would be around 53%. The borrower, Alicante y Castillo, belongs to Grupo Di Roma, whose main activity is hospitality and events and whose real estate arm, since 2012, specialises in buying halted works to finish them: it reports eight projects and 111 homes delivered.
Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the speed of the fundraising says nothing about how the operation will end. Non-sophisticated investors have four calendar days to revoke their offer without penalty.
