Trusters is preparing the financing of the refurbishment works on the former Carabinieri barracks at Via Pace 18, in Pero (Milan, Italy), to convert it into eleven homes. The listing does not disclose the amount to be raised.
The expected term is 15 months and the estimated return starts at 11.00% per year; this estimate is subject to investment risk and is not guaranteed. The rate rises by band: 11.00% from €250 to €999, 11.50% from €1,000 to €4,999, 12.00% from €5,000 to €14,999 and 12.50% from €15,000, with an additional “Early Bird” point for those who join the pre-booking in every band except the first. The smallest ticket is thus the only one that does not receive that point, and the spread between the smallest and the largest reaches 2.5 points. There is no opening date, rating, LTV, valuation or repayment method either.
Asset description, construction progress and sales traction
The property has already been purchased and all authorisations are in place, including the landscape authorisation, with the SCIA filed on 28 August 2026. The comprehensive refurbishment covers four above-ground floors plus a low rear block, with a change of use and no increase in volume, and affects the layout, building services, energy efficiency, façades, roofs, window and door frames and finishes.
The result will be eleven homes with an A energy rating: six two-room units of 45 to 64 m² and five three-room units of 66 to 81.5 m², around 658 m² in total, all with a terrace, balcony or garden — more than 100 m² of balconies and terraces and 128 m² of private gardens — as well as a new lift, four basements and around 150 m² of outdoor communal areas. The listing says nothing about marketing: no sales or reservations have been reported. Pero has two stops on Milan's M1 line and is close to Rho-Fiera and the Galeazzi hospital.
Financial structure, coverage ratios and security
The loan is granted to Chiara per Sempre 2.0 Srl and the only security described is a specific guarantee from the parent company, Chiara per Sempre Srl, to which the listing attributes a “financial rating A” without stating who issues it. There is no mortgage or other security interest over the property, nor any published valuation; payments are channelled through Lemonway.
The group reports €950,000 raised on Trusters and €750,000 already repaid with interest. The breakdown is consistent: €250,000 by Chiara per Sempre Srl and €500,000 by FCM Srl, both repaid, plus €200,000 by Chiara per Sempre 2.0 Srl, still outstanding. That outstanding tranche is precisely the one belonging to the borrower in this operation — the Via Capri 6 project in Milan, whose available units have been sold — so the repayment track record belongs to two other group companies and not to the one signing now. In Pero the group has already developed Via Sempione 38, four two-room homes of around 50 m², all sold; this operation almost triples that floor area.
