Three flats in a residential complex in Hyères, on the coast of the Var department, have raised €485,000 of financing on ClubFunding in thirteen days, at a pace of €26 per minute. The platform has not published how many investors took part or the average contribution.
The three flats total 160 m² of living space in the “Le Château d'Argent” complex, at 4 bis Chemin de la Font de l'Ange: a 52.58 m² one-bedroom flat on the ground floor with a private garden, a 43.19 m² one-bedroom flat on the fourth floor with a terrace and a third, 65.26 m² two-bedroom flat on the third floor, with reversible air conditioning. They are sold with two storage rooms, two garages and an outdoor parking space, and the complex has a lift. It is ten minutes by car from the beaches and a quarter of an hour on foot from the historic centre.
The developer signed the preliminary purchase agreement on 22 May for €480,000, around €3,000 per square metre, and plans three months of refurbishment with a revised budget of €59,000, €369/m², which includes around €2,500 for contingencies. That amount is held in escrow and released on presentation of invoices. The aim is to resell the three flats for €730,000, €4,562/m²: 52% above the purchase price. There are no sales yet, and the fact sheet targets the product at buyers looking for an already refurbished home, in particular senior residents of the town.
The operation is a bond issue: investors lend the money by subscribing to those securities, and the company undertakes to repay it with interest. The fact sheet publishes neither the interest rate nor the term of the issue. The security consists of the joint and several personal guarantee of the legal representative, a first-ranking mortgage over the three financed flats and another over a complementary asset in the same town, at 22 avenue de Toulon. The €485,000 raised exceeds the purchase price on its own, and the difference between the resale target and the sum of purchase and works is €191,000, before deducting notary fees, sales commissions or the cost of the issue itself.
Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the pace of the fundraising says nothing about how the operation will end. Non-sophisticated investors have a four-calendar-day reflection period to revoke their offer without penalty.
