Twelve homes under construction in Tallanstown, in Ireland's County Louth, have raised €97,094 of financing on Property Bridges in ten days, around €7 per minute. The platform has not published how many investors took part or the average contribution.
This is the fourth tranche we have covered from the same €3,400,000 facility, and the smallest of the four: 13% below September's €111,738, and well short of April's €337,000 and March's €138,457. Together, the four come to €684,289, 20% of the facility.
The project occupies a 1.2-hectare site next to Glyde Road with planning permission for eighteen A-rated homes in three blocks of six. This facility finances the first twelve, and the borrower, Dowdall Contracts, a construction company from Newry, will fund the remaining six with its own funds. Nine of the twelve fall within the price limits of the Irish first-time buyer scheme.
The works are 95% complete: services are finished and the road works are ongoing. Sales, however, are counted in two incompatible ways on the same listing: one section lists plots 2, 5 and 6 as sold, and the next lists units 1, 7, 8, 11, 12, 13, 14, 15 and 16, four of them outside the twelve financed by this facility. In August the listing only showed units 5 and 6 as sold.
The operation is a loan: investors lend the money to the developer through the platform, and the developer undertakes to repay it with interest within the agreed term, four months for this tranche. The listing does not publish the interest rate, as was also the case in August, although the March and April tranches were offered at 7.5% per year. The security consists of a first charge over the entire eighteen-unit site and over two rental homes in Newry, valued at £200,000 each. The platform states an LTGDV of 70%, a ratio that is only reached by adding that security to the net value of the project: against the valuation of the twelve completed homes, €4,542,500, the facility amounts to 74.9%.
Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the pace of the fundraising does not predict how the operation will end. Non-sophisticated investors have a four-calendar-day reflection period to revoke their offer without penalty.
