A development of eleven terraced homes at Glenwood Park, Tullybuck, in Butlersbridge (County Cavan, Ireland), has raised €400,000 on Property Bridges in eight days, at a pace of around €35 per minute. The figure covers a little over a quarter of the announced financing, which amounts to €1,420,980.
The homes are three-bedroom terraces of around 114 sqm, six with an asking price of €375,000 and five of €385,000, on a site adjoining an earlier phase of twelve houses and six apartments completed by the same developer in 2008. The building permit, granted in April 2024, expires in April 2029.
Works started in February 2026 and are certified at 65%: all eleven units are roofed with external finishes in place. The file contradicts itself at several points on status and timing. On how many houses are at internal finishing stage, one section refers to the first four at 75% and another to the first seven; on timing, one estimates nine months of works remaining plus three for sales and another, six months; and completion is placed in December 2026 in one passage and in the first quarter of 2027 in another.
No sale is recorded as formalised. All eleven homes are eligible for the Irish Help to Buy and First Home Scheme programmes, which according to the platform widens the buyer base, and two of them are allocated to Part V, the mandatory social housing reservation, although the gross development value is calculated with all eleven at market price. Repayment depends entirely on those sales.
The operation is a loan: investors lend the money to the developer through the platform, which undertakes to repay it with interest within the agreed term, in this case twelve months from first drawdown, with staged drawdowns against external monitoring. The published fact sheet does not state the interest rate, an essential figure investors should verify in the contractual documentation. The security is a first mortgage and fixed charge over the site and works in progress; the risk summary also mentions a cost-overrun guarantee that the security schedule does not include. The lender's valuer set a market value of €4,175,000 for the completed units in August and, after the 13.5% VAT, a net value of €3,678,414, giving an LTNDV of 38.6%; the 52.4% LTC cannot be verified because the file does not publish the total cost. The borrower contributes €1,330,000 between land and construction, and John Boyle Limited has several decades of residential development in Cavan and Fermanagh.
Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the raise being completed says nothing about how the operation will end. Non-sophisticated investors have four calendar days to revoke their offer without penalty.
