Cresor, the platform listed in the CNMV register under number 19, is preparing a €300,000 loan to Rabbani Gómez, S.L. to fund part of the construction costs of Phase II of a residential development in Pozo Cañada, 25 kilometres from Albacete. The project's fact sheet still carries the platform's previous brand, StockCrowd IN. Any reference to return is inseparable from the risk, which is set out below.

The amount is extendable to €350,000. The nominal rate is 11% per annum, with quarterly interest and capital at maturity over nine months, extendable by three in exchange for 1.50 points more interest and a 0.50% fee; the total return for that term is put at 8.25%, an estimate subject to risk and not guaranteed. The minimum investment is €1,000 and the maximum €3,000 per investor. No opening date or internal rating is stated.

Asset description, construction progress and sales traction

The starting point is the asset's history: a development of 22 terraced homes halted in 2008, which the developer bought on 28 May 2025 and is now completing in three phases. The financed one is Phase II, eight terraced houses of 133 sqm on 116 sqm plots, with three bedrooms, two bathrooms and a communal pool. The land was bought with own funds and is free of charges; there is a segregation deed, a registered declaration of new works, a project stamped in July 2025 and a completion permit granted.

Phase II works are certified at 50.10%, with a budget of €562,386 and seven months estimated to completion, within a nine-month loan. The other two phases stand at 93.13% and 50%. It is worth noting that the fact sheet dates that 50.10% for Phase II to May 2026 in one section and to 26 August 2026 in another.

On sales, three of the eight homes have purchase contracts, for €450,000 against expected sales of €1,200,000 for the phase: 37.5%, at around €150,000 per home. The platform stresses that this committed amount exceeds the loan, although payment arrives on delivery. Another discrepancy appears here: the mandatory repayment clause refers to "the four units sold", while the sales section mentions three contracts. Phase I, outside this operation, reports 75% sold with handovers expected in early October.

Financial structure, coverage ratios and security

The security is a first-ranking mortgage with a secured amount of €300,000 and maximum liability of €390,000, arranged through a security agent. One clause strengthens the investor's position: early repayment is mandatory once four homes are transferred, with a compulsory cash sweep, and is free of commission in that case or from the sixth month.

The current valuation is €730,676, putting the LTV at 41%; the completed-building value is €1,342,680. Were the extension to €350,000 exercised, the ratio would rise to 48%, a calculation the fact sheet does not provide.

The project's figures leave a gap. Expected total costs are €793,672 and the developer will contribute €313,672 of own funds, 40%, of which €208,942 at the time of financing. Together with the €300,000 loan, that falls some €180,000 short of the expected cost, without the file explaining what covers the difference.

Rabbani & Gómez reports five developments, three completed and fully sold — 22 homes, 18 garages, two storage rooms and two retail units — and two under way with 29 homes, in the province of Albacete. This is its first project on this platform. The company is unaudited, does not appear in the RAI or ASNEF registers and reports being up to date with the tax and social security authorities, with a profit in its last financial year.

Non-sophisticated investors have a four-calendar-day pre-contractual reflection period to revoke their offer without penalty. It is not supervised by the CNMV or the Bank of Spain, and has no cover under Directives 2014/49/EU and 97/9/EC. Investors may not recover the capital contributed.
