The crowdfunding platform Civislend has issued the closing report for the crowdfunding round of a loan secured by a first-ranking mortgage granted to the developer Izuki Financial Group, intended to finance the construction costs of a development of 20 terraced single-family homes in Ontígola (Toledo). The public subscription process has concluded once the entire debt line had been allocated, consolidating a final amount raised of €1,900,000. It should be borne in mind that any reference to returns is inseparable from the corresponding risk, which is detailed below.
The fundraising was completed within 6 minutes of opening, reaching the target of €1,900,000. Analysis of the capital flow during the round shows an average contribution rate of €316,667 per minute since launch, with the participation of 982 investors and an approximate average ticket of €1,935 per investor.
Financial terms of the operation
The operation offers lenders a nominal annual interest rate (TIN) of 11.00%, with a term of 18 months; this return reference is subject to investment risk and is not guaranteed. The developer may make a partial or full repayment without penalty from the end of month 9 and has the option to extend the loan by a further 6 months while maintaining the 11.00% TIN. Interest begins to accrue from the formalisation date, expected within a maximum of 30 business days from the raising of the funds, and the minimum investment was €250 per user. The first drawdown of the loan (€199,445) is allocated to formalisation costs, while the remainder (approximately €1,700,555) finances construction costs according to works certifications validated by an external Project Monitoring firm. In accordance with the European regulatory framework, non-sophisticated investors have a four-calendar-day pre-contractual reflection period in which to revoke their commitment without justification or penalty.
Asset description, construction progress and developer
The asset comprises twenty urban residential plots, with a total area of 2,964 m², on which 20 single-storey terraced homes are being developed —averaging some 144 m², with three bedrooms, two bathrooms, garage and patio— in Ontígola, a municipality in the province of Toledo located in a low-density residential area of the southern Madrid metropolitan area, next to the Laguna de Ontígola Nature Reserve and close to Aranjuez. The land is already registered by deed in the developer's name, having been acquired with its own funds in September 2025, and the project holds a building licence obtained in May 2026. Works are under way with an execution progress of 19.48%, with earthworks and foundations completed and the structure begun; the investors' exit will coincide with the sale of the homes, whose marketing has recently begun.
The developer, Izuki Financial Group, is a company founded in 2020 with a track record in areas such as the Costa del Sol, Madrid and the Balearic Islands, where it has carried out residential developments, land development operations and house-flipping projects, according to the information provided. This is the second project Civislend has carried out with this developer, after La Solana Madrid, formalised in March 2025, which is progressing in line with its business plan.
Capital structure, coverage ratios and security
The main collateral for the operation is a first-ranking mortgage over the project land, which has a current appraised value of €1,803,238 and a value under the finished building hypothesis (HET) of €4,309,343. This results in a first-drawdown LTV of 11% and an LTV HET of 44%. As additional security, a pledge is granted over the shares of the special purpose vehicle (SPV). At the time of signing, Civislend accounts for 22% of the funds contributed to the project (€199,445) and the developer for 78% (€715,589).
