The crowdfunding platform SEGO Real Estate is preparing to launch a real estate investment opportunity in Guadarrama (Madrid). The operation consists of a loan secured by a first-rank mortgage intended to finance the full cancellation of the existing charges on a residential detached villa, which will be left free of charges except for the guarantee created in favour of the investors. It is worth recalling that any reference to returns is inseparable from the corresponding risk, which is detailed further below.

The call sets a target financing amount of €750,000 and offers lenders a fixed return of 14% per annum, with a term of 17 months extendable by a further 6 months (23 months in total); this return reference is subject to investment risk and is not guaranteed. The structure is arranged as a bullet loan, with repayment of principal and interest in a single payment at maturity: the total return amounts to 19.8% if the operation closes in 17 months and may reach 26.8% if the extension to 23 months is exercised, with a default interest rate of 20% also contemplated.

Asset Description, Surroundings and Developer

The asset securing the operation is a detached villa located at Calle Cierzo nº 8, in Guadarrama (Madrid), with a verified usable surface area of 310.65 sqm and a built above-ground surface area of 378.59 sqm, on a 3,210 sqm trapezoidal plot. The villa is arranged over two above-ground floors plus an unfinished basement (227 sqm of additional built area) and features a covered porch, terraces, a swimming pool, a tennis court and a fenced, landscaped plot. Guadarrama is a municipality in the Community of Madrid located in the heart of the Sierra de Guadarrama, around 50 km from the capital, in one of the most consolidated and sought-after mountain residential belts in the region, with good connections via the A-6 motorway and solid demand from middle-to-upper-income buyers.

The developer and manager of the project is Solescan Integral S.L., a company with more than a decade of experience and responsible for the integral management of the operation, the cancellation of charges and its correct execution, according to the information provided.

Financial Structure, Coverage Ratios and Collateral

The main collateral of the operation is a first-rank mortgage over the Guadarrama villa. According to the valuation report (June 2026), the asset's appraised value amounts to €1,320,896, which, against the €750,000 target financing, results in a loan-to-value (LTV) ratio of 57%, leaving a significant coverage margin in favour of the investors. The creation, preservation, management, administration and any enforcement of the collateral are arranged in favour of a Security Agent representing the investors.

In compliance with European crowdfunding regulations, it is recalled that non-sophisticated investors have a pre-contractual reflection period of four calendar days during which they may withdraw their investment offer without justification or penalty. This is a crowdfunding product and not a deposit or a guaranteed savings product. Real estate investments carry risks of illiquidity and total or partial loss of principal; this project is not supervised by the CNMV or the Bank of Spain, and is not covered by the deposit guarantee scheme (Directive 2014/49/EU) or the investor compensation scheme (Directive 97/9/EC).
