Wecity, authorised by the CNMV under registration number 9, is preparing a €2,000,000 mortgage loan to Proyectos Alba Salina, S.L. on Calle Melocotonero in Orihuela (Alicante). Any reference to return is inseparable from the risk, which is set out below.
The rate is fixed at 10% per annum, over nine months extendable by three, with a six-month lock-up and interest paid at maturity; the platform puts the total estimated return at 7.50%, an estimate subject to investment risk and not guaranteed. The minimum investment is €500. No opening date is stated, nor the project's specific internal rating, although the fact sheet describes the rating methodology.
There is a structural point worth understanding before any other: the loan funds the acquisition of a site intended for 41 semi-detached homes and also part of the works of the first phase, but the mortgage security rests solely on the 15 homes of that Phase I. What is financed and what is secured do not coincide.
Asset description, construction progress and sales traction
Phase I occupies 2,911 sqm of land, on which 1,434 sqm are being built across fifteen semi-detached homes with three bedrooms, two bathrooms, a garage and a pool. The permit is granted and in force, and overall progress is around 55.48%, with each home at a different stage.
Sales are well advanced: ten of the fifteen units sold, 66.7%. Repayment depends on the sale and delivery of all fifteen, so five remain to be placed within a nine-month term running alongside works that have not yet reached 60%.
Financial structure, coverage ratios and security
The security is a first-ranking mortgage over the fifteen homes, although the security agent section again refers to a pledge, a discrepancy worth checking against the loan contract. According to Valmesa's valuation, the current value is €2,944,279.69 and the completed-building value €5,196,636.93. From these come two ratios the fact sheet presents together without distinguishing their bases: 38.48% corresponds to the full loan against completed value, while 56.73% is that of the first drawdown, €1,670,347.79, against current value.
The equity section deserves attention. The fact sheet records €1,691,768 under the heading "Cooperative", but the text clarifies that this figure was contributed by "the developer, together with the buyers" for part of the land purchase, the start of works and technical costs. It does not break down how much corresponds to each, and buyers' advances are not developer equity but amounts paid on account that would have to be returned if the sales did not complete. Nor does it explain what cooperative regime applies, the borrower being a limited company.
Proyectos Alba Salina develops detached housing in the Vega Baja area and is managed by Grupo Solimar, a developer active since 1981 in the province of Alicante. This is not its first crowdfunding operation: in May 2026 it funded the Alba Salina VI development, eleven detached homes in Los Montesinos, through Civislend. An external company monitors the use of funds, which the developer must justify at each drawdown.
Non-sophisticated investors have a four-calendar-day pre-contractual reflection period to revoke their offer without penalty. This is a crowdfunding product, not a deposit or a guaranteed savings product; the platform recommends allocating no more than 10% of net worth to such projects. It carries risks of illiquidity and of total or partial loss of principal. It is not supervised by the CNMV or the Bank of Spain, and has no cover under Directives 2014/49/EU and 97/9/EC. Investors may not recover the capital contributed.
