The crowdfunding platform wecity is preparing a real estate investment opportunity in Benahavís (Málaga). The operation consists of granting a fixed-rate mortgage loan to the developer company ALQAVIA COSTA S.L., intended to finance the construction costs of a detached villa located at Calle Chopo, 280. Investors should keep in mind that any reference to return is inseparable from the corresponding risk, which is described below.
Financial Terms of the Operation
The loan amounts to €1,000,000, with a fixed annual interest rate of 10.50% and a total estimated return of 10.50%; this estimate is subject to investment risk and is not guaranteed. The purpose of the loan is construction work, the term is 12 months, extendable by an additional 6 months, with a 6-month lock-up period and interest paid at maturity. The minimum investment is €500 per user and the asset has a credit rating of AA. The first drawdown amounts to €500,524.17. The exit for wecity investors will occur through the sale of the home once the works are completed.
Asset Description, Construction Progress and Sales Plan
The asset is a detached villa that will have four bedrooms, five bathrooms, a living-kitchen-dining room, a second living area, porches and terraces, a private pool, a rooftop solarium, a storeroom and a technical area for the pool. According to the data provided by the platform, the total area is 1,456 m² and the buildable area 404 m². On the planning side, the project has a building permit and construction shows a degree of progress of 37.46% as of February 2026. The asset is located in Benahavís, an inland municipality of the Costa del Sol, with access to Marbella and Puerto Banús, and in the vicinity of developments such as La Zagaleta and El Madroñal.
On the commercial side, the developer has not started marketing, and the estimated sale price of the home is €2,850,000. It should be noted that, as marketing has not yet started, there is no verifiable sales traction as of publication, and repayment depends on the sale of the property once the works are completed.
Capital Structure, Coverage Ratios and Collateral
The developer has contributed equity of €754,129.13, allocated to the acquisition of the asset and to the construction costs incurred to date, against the wecity loan of €1,000,000. According to the appraisal report prepared by Alia Valoraciones y Soluciones Técnicas, the current appraisal (ECO) amounts to €1,452,116.34 and the appraisal under the Completed Building Hypothesis (HET) to €3,423,250.45; against these figures, the loan implies an LTV on the HET of 29.21% and a first-drawdown LTV of 34.46%. The collateral of the operation is a first-rank mortgage over the asset located at Calle Chopo, 280. The constitution, management and, where applicable, enforcement of the collateral on behalf of investors is the responsibility of a Security Agent external to wecity, and the use of funds by the developer is monitored by an external firm, with the use of funds to be justified at each drawdown. The project is promoted by ALQAVIA COSTA S.L., a company that since 2017 has developed eight residential projects of detached homes in Benahavís, in developments such as La Quinta, La Arquería, Nueva Atalaya and El Paraíso.
In compliance with the European Crowdfunding Regulation (EU) 2020/1503, it is recalled that non-experienced investors have a four-calendar-day pre-contractual reflection period during which they may revoke their investment offer at no cost and without justification. It is also warned that this is a participatory financing product —not a deposit or a guaranteed savings product— and that real estate investments carry specific risks, such as illiquidity, the risk of not obtaining the expected return, or the partial or total loss of principal. This crowdfunding project is not supervised by the CNMV or the Bank of Spain, and the information provided has not been reviewed by these institutions. Likewise, the invested capital is not covered by the deposit guarantee fund or the investor compensation scheme.
