The crowdfunding platform ClubFunding has issued the closing report for the fundraising round intended to refinance an existing logistics asset in Strasbourg (France) and to finance its extension works. The subscription process has concluded, consolidating an amount raised of €1,800,000, the entirety of the amount planned for the bond issue. Investors should keep in mind that any reference to return is inseparable from the corresponding risk, which is described below.

The campaign completed its €1,800,000 target in a period of 5 minutes. The analysis of the flow of contributions during that interval records an average contribution ratio of €360,000 per minute.

Financial Terms of the Operation

The operation is structured through a bond issue of €1.8M and has two guarantees: a first-rank mortgage over the asset and a personal and joint guarantee granted before a notary by Christian Kieffer. The issuer recalls that the higher the interest rate, the greater the risk of loss of capital or non-payment of interest, and that past returns are not indicative of future returns. In compliance with the European regulatory framework, non-experienced investors have a four-calendar-day pre-contractual reflection period during which they may revoke their commitment at no cost and without justification.

Asset Description and Tenancy Situation

The asset is a warehouse built in 2009 and operated as part of a logistics activity, located in a consolidated industrial activity area, close to the main road and industrial axes, to the center of Strasbourg and to the German border. The property has a lettable area of 2,954 m², which will be extended, and since its construction in 2009 it has been leased to the same company, DPD. According to the platform, the asset has an occupancy rate of 100%.

Exit Strategy and Risks

As for the divestment strategy, sale undertakings have been signed with an institutional buyer, subject to the fulfillment of the conditions set out in the contracts, and the execution of the deed is expected by the end of 2026. Among the elements highlighted by the platform are the full occupancy of the logistics asset and the existence of an additional residential asset provided as collateral. As a counterpart, the platform itself notes that this is a logistics asset specific to its user —which may limit the universe of alternative occupiers—, as well as the existence of illiquidity risk and the risk of total or partial loss of the amounts invested. It should also be noted that the exit depends on the conditions precedent of the signed sale undertakings being met.

Finally, in compliance with the regulations governing crowdfunding platforms, investors are reminded that this is a participatory financing product and not a deposit or a guaranteed savings product, and that real estate investments carry risks of illiquidity and partial or total loss of principal. This project is not supervised by the CNMV or the Bank of Spain, and the invested capital is not covered by the deposit guarantee fund or the investor compensation scheme.
