Urbanitae closes the €1,000,000 base tranche of the equity raise for the 210-room hotel next to Mercamadrid in 24 hours

A 210-room hotel planned in Vallecas, near Mercamadrid, has raised €1,000,000 on Urbanitae in a single day. That is how long 499 investors took to cover the base tranche, with an average contribution of €2,004 and a pace of around €694 per minute. The platform expected to be able to increase its participation by up to €4,000,000 more.

It is worth being clear about what those investors bought, because it is not a loan. This is a capital increase: whoever comes in does so as a shareholder, receives no interest and has no payment schedule, and their outcome will depend entirely on the price at which the hotel is sold several years from now. There is no mortgage security and no priority of payment; indeed, the project also envisages a bank loan for construction, which would rank ahead of the shareholders.

The money is channelled through the special purpose vehicle Pendragon Opportunities 5, which in turn invests in the developer HIEX Madrid Sur Hotel. Total project equity amounts to €10,210,000, of which €8,475,000 comes from the platform's investors and other co-investors, 83%, and €1,735,000 from the hotel partner.

The plan is to build a new 10,184 sqm hotel beside the M-40 and M-45 ring roads, with 114 parking spaces, a bar and restaurant, a gym and an outdoor pool, operate it under the Holiday Inn Express brand with Continuum Hotel Management and an IHG franchise, and sell it once stabilised. Alta Real Estate will act as delegated developer under a turnkey contract at fixed cost and schedule, and its construction arm Aldara will carry out the works.

The project is at a very early stage and the horizon is long. The site has not been bought yet: a deposit contract is signed and the purchase is expected in the last quarter of 2026. The building permit, applied for in July 2026, has not been granted. The timetable puts the start of works in the second quarter of 2027, the hotel opening in 2029 and its sale in the last quarter of 2030, over an estimated 44 to 48 months.

Because this is an equity operation, the rules prevent publishing an estimated return and the platform presents three scenarios instead, including an unfavourable one in which the investor would suffer a partial loss of capital. Investing in real estate crowdfunding carries the risk of losing part or all of the money contributed: here there is no interest, the capital is locked up for the life of the project, there is no market in which to sell the stake and there is no cover from the Deposit Guarantee Fund. The raise being covered in a day says nothing about how the operation will end. Non-sophisticated investors have four calendar days to revoke their offer without penalty.
