A building of around 500 sqm at 2-4 avenue d'Alsace in Roubaix has raised €915,000 on Raizers in 25 days, at a pace of roughly €25 per minute. It is an unhurried raise, far from the minutes-long closings other platforms are used to, but the full amount requested was covered.

The money funds the purchase of the property and its complete refurbishment into a student residence in coliving format with 28 furnished studios, each with its own bathroom and a small kitchen, plus communal areas. Works are scheduled to take six months, at an estimated cost of around €800 per sqm, and will be carried out by SAS NAIT RENOV, a regular partner of the operator, with payments against supporting documents through a centralised account. The building is close to the centre of Roubaix and to the campuses of the Lille metropolitan area, one of the largest university concentrations in France.

Behind it is Romain Gabon, a developer specialising in shared student housing in Hauts-de-France, who has carried out three operations since 2023 with an average gross margin of around 35%, according to the information supplied by the platform. The planned exit is the block resale of the building to a private investor once operational, with marketing entrusted to Altiore Patrimoine and a maximum of one year after works are finished; expected rents are around €146,760 a year, some €437 a month per studio.

The operation is a loan: investors lend the money to the operator through the platform, which undertakes to repay it with interest within the agreed term, in this case 24 months at 11.5% per annum. Interest for the first six months is retained and paid directly to investors; the remainder, together with the principal, is paid at maturity. The security consists of a trust over 100% of the shares of the borrowing company, SAS RC INVEST, and a personal guarantee from the developer; there is no mortgage over the building. Two figures from the fact sheet are worth keeping in mind: the loan equals 70% of the expected sale price of €1,300,000 and exceeds the production cost, with a loan-to-cost ratio of around 103%; and the borrowing company has share capital of €1,600.

Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the raise being completed says nothing about how the operation will end. Non-sophisticated investors have four calendar days to revoke their offer without penalty.
