78 investors cover the second tranche on the same asset in 50 minutes, at €3,000 per minute, with no security described and no valuation

Trusters has closed in 50 minutes the second tranche of financing for the Martini group on the Padua office of some 335 sqm gross that will be converted into five homes. €150,000 was raised from 78 investors, giving a pace of €3,000 per minute and an average ticket of €1,923.

The contrast with the other Italian operation we covered this week is striking: the subdivision of a flat in Vicenza needed eight days to gather €200,000, at €17 per minute. Here, 50 minutes. The same market and the same platform can produce very different paces depending on the developer and the moment.

The amount is worth placing in context, because it is the first firm figure we have on the size of this financing. Neither fact sheet — the first tranche's or this one's — published a funding target. With €150,000 now known for the second tranche, what was raised in the first is still unpublished, so total exposure to the project still cannot be quantified. And anyone who took part in both tranches is concentrating risk in a single property.

What the closing does not change is the operation's profile. The file describes no security over the property, no valuation, no LTV, no LTC, no total cost and no purchase or projected sale price. The annual rate depends on the amount invested — 11% from €250 to €999, 11.5% to €4,999, 12% to €14,999 and 12.5% from €15,000 — with an additional point in pre-reservation except in the lowest band. These are estimates subject to risk and not guaranteed.

On the asset, two points remain outstanding. The authorisation is a notification of commencement of works (CILA), not a licence proper, for a project involving a change of use from office to residential and subdivision into five units. And the purchase was made by assignment of another company's preliminary contract, with the final deed still pending: the borrower is not yet full owner of the property, which occupies the first floor of a mixed-use building facing Piazza Alcide De Gasperi, near the station and the university campuses.

On sales, two of the five units have signed purchase offers, which the fact sheet also describes as reservations; they are not formalised sale agreements. Delivery is expected in September 2027, and the ambiguity over the term persists: the fact sheet announces an expected duration of 15 months but sets repayment at "15 months from completion of delivery", which would place maturity well beyond fifteen months from the raise.

And the clarification on the group's record stands. The platform states it has repaid more than €3,000,000 in principal and interest, but the principal actually listed as repaid totals €2,868,350: the three million is only reached by including a €500,000 operation in Fiesso d'Artico that the fact sheet itself marks as ongoing. The figure attributed to Borghese Srl also appears as "€998,350,000" through a typographical error of three orders of magnitude; its operations total €998,350. Martini Opere, at €1,120,000, and Martini Luxury, at €750,000, do match the detail published. The group also acts as builder and general contractor, and the works budgets rest on its own price lists, with no external validation in the file.

Investing in real estate crowdfunding carries the risk of losing part or all of your capital: the money is locked up until maturity, returns are not guaranteed and there is no deposit guarantee fund cover. The absence of described security does not eliminate that risk but accentuates it, and the speed of the raise does not anticipate how the operation will end. Non-sophisticated investors have four calendar days of reflection to revoke their offer without penalty.
