Trusters has gathered €200,000 in eight days for Capital Home Srl to buy and subdivide a second-floor flat at 84 Via Gerolamo Egidio di Velo, in the Sant'Andrea district of Vicenza, converting it into four independent homes and two garages. 143 investors took part, at a pace of €17 per minute, the slowest of the operations we have been tracking. The average ticket works out at €1,399.
The first thing this closing provides is the figure the opening fact sheet did not publish: the size of the operation. But what it did not provide is still missing, and it is a great deal. The file describes no security, neither real nor personal: no mortgage over the property, no shareholder guarantee, no pledge over the shares. There is no valuation either, no coverage ratio and no total cost. With the amount now known but no value for the asset, it still cannot be calculated what backs the money lent.
The expected term is twelve months and the annual rate depends on the amount invested: 11% from €250 to €999, 11.5% from €1,000 to €4,999, 12% from €5,000 to €14,999 and 12.5% from €15,000, with an additional point for those who entered the pre-reservation phase except in the lowest band. These are estimates subject to investment risk and not guaranteed; the return depends both on the amount contributed and on when it was committed.
One calendar point is worth following. When the campaign opened, the property did not belong to the developer: it was subject to a preliminary sale contract, with the final deed scheduled for 28 September. That date has now passed and the fact sheet does not confirm the purchase completed, something investors should verify. The works, for their part, rest on a SCIA filed on 29 May 2026, a notification of works rather than a licence proper.
The authorised configuration is some 227 sqm: a three-room flat of 75 sqm with a garage and three studios, one of them also with a garage. The company is also processing a variation to convert two of those studios into two one-bedroom homes of about 57 sqm, although the business plan is still calculated on the already authorised configuration. The refurbishment covers a new layout, renewed services, bathrooms and finishes, porcelain floors and an independent heat pump in each unit.
On sales, nothing is closed. The fact sheet refers to two advanced negotiations across the four units, and describes them in two different ways in two sections: in one, a two-room flat and a studio; in another, a studio and a one-bedroom home. A negotiation is not a signed contract, and repayment depends on those sales materialising.
On the developer, Capital Home Srl is based in the Veneto, was founded in 2019 by Luca Antonio Bortoliero and works on underused properties it refurbishes and resells. It has three campaigns across two operations on this platform: Rocca Tovo, also €200,000, already repaid on time, and Univercity, €400,000 across two campaigns, still under development with its last units to be marketed. The property is around one kilometre from the university, the historic centre and San Bortolo hospital.
Investing in real estate crowdfunding carries the risk of losing part or all of your capital: the money is locked up until maturity, returns are not guaranteed and there is no deposit guarantee fund cover. The absence of described security does not eliminate that risk but accentuates it, and the outcome of the raise does not anticipate how the operation will end. Non-sophisticated investors have four calendar days of reflection to revoke their offer without penalty.
