Trusters is preparing the financing of part of the refurbishment works on three homes at Via Mombasiglio 22, in Turin's Santa Rita district, within an eight-home building that the developer, Quistanza Srl, has bought in its entirety. The listing does not disclose the amount to be raised.
The expected term is 12 months and the estimated return starts at 11.00% per year; this estimate is subject to investment risk and is not guaranteed. The rate rises by investment band — 11.00% from €250 to €999, 11.50% from €1,000 to €4,999, 12.00% from €5,000 to €14,999 and 12.50% from €15,000 — with an additional “Early Bird” point for those who join the pre-booking in every band except the first, which is thus left as the only one without that point: the spread between the smallest and the largest ticket reaches 2.5 points. There is no opening date, rating, LTV, valuation or repayment method either.
Asset description, construction progress and sales traction
The building has six above-ground floors and a basement used for cellars, with double-glazed PVC windows, a retained roof and façade and an inner courtyard with a shared green area; a new lift is planned. The three homes being financed are the only empty ones: the rest of the building already generates rental income, and this operation is the first phase of a gradual revaluation of the entire building.
The works fall into two parts. On the fifth floor, two two-room flats of 38 and 41 m² are being combined into a single home of 79-80 m² with a living room with open-plan kitchen, two bedrooms, two bathrooms with windows, two balconies, a terrace and two storage rooms. On the third floor, another flat of around 45 m² is being fully refurbished. In other words, the three financed homes come to market as two, around 125 m² in total, furnished and equipped on a turnkey basis. The listing reports no sales or reservations.
Financial structure, coverage ratios and security
The only security described is the guarantee from the parent company, N8 Group Srl, which has controlled the developer since 2025. No mortgage or other security interest over the property is mentioned, and no valuation has been published; payments are channelled through Lemonway.
The track record, on the other hand, is detailed and adds up. The group reports three fully repaid operations on Trusters: €100,000 repaid as €111,550.39, one month ahead of schedule; €190,000 as €213,864.75, on schedule; and €120,000 as €133,948.65, also one month early. That makes €410,000 raised and €459,363.79 repaid, total returns of 11.6%, 12.6% and 11.6% on capital. The listing's opening claim, however, speaks of “more than €460,000” repaid, somewhat above what its own breakdown adds up to. Quistanza was founded in 2019 with a model focused on renting rooms in shared flats and later moved into buying, refurbishing and reselling properties.
