Five single-family homes with private gardens and pools in Benicàssim, on the Castellón coast, have raised €1,720,000 of financing on Civislend in six hours. That is the time 1,159 investors needed to cover the target, with an average contribution of €1,484 and a pace of €4,778 per minute.

The figure is 7.5% higher than the €1,600,000 the platform raised five days ago for ten homes in Fuengirola, and in six hours versus eight, with 1,159 investors instead of 1,020: €4,778 per minute versus €3,333, 43% faster.

The developer is Building Ardeko, a company belonging to Building Group Azahar, with more than ten years in residential development in Benicàssim. This is its third development in the area, after Mohino 102 and Montesol, already sold, and Villa Marbesa 426, completed in March 2026.

The development occupies a 2,073 m² plot: five two-storey houses of around 170 m² each, with four or five bedrooms. The licence was granted in March 2026 and construction began with the developer's own funds: by August it was 14% complete, with the ground-floor structure of the five homes under way. On sales, the fact sheet contradicts itself: it states that marketing has not begun and, at the same time, records three reservations that had not been formalised in purchase contracts.

The operation is a loan: investors lend the money to the developer through the platform, and the developer undertakes to repay it with interest within the agreed term, 18 months extendable by another six, with a target interest rate of 10.50% per year and the sale of the homes as the exit route. Of the gross first drawdown, €430,266, nothing goes to construction: €240,000 settles the deferred payment for the land and €190,266 covers formalisation costs. The remainder, €1,289,734, is released against construction certifications supervised by an external firm. The security includes a first-ranking mortgage over the asset —valued today at €906,582 and at €3,413,521 once construction is complete— and the pledge of the shares in the project company.

Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the speed of the fundraising says nothing about how the operation will end. Non-sophisticated investors have a four-calendar-day reflection period to revoke their offer without penalty.
