The crowdfunding platform StockCrowd IN is preparing to launch a real estate investment opportunity in the province of Almería, Spain. The project, named "Ciudad de Tarragona II", consists of a loan secured by a first-rank mortgage granted to the developer Marmosa Inversiones S.L. The funds raised will finance part of the acquisition costs of five homes located in Playa de Vera, in the municipality of Vera (Almería). This operation corresponds to the third batch of a phased acquisition plan, with the properties being transferred free of liens and encumbrances. It is worth recalling that any reference to returns is inseparable from the corresponding risk, which is detailed further below.

The call sets a funding target of €300,000 and a nominal annual interest rate of 12.00% (TIN), representing an annual return of 12.56% and an estimated total return of 18.00% on the capital contributed; this estimate is subject to investment risk and is not guaranteed. The term has been set at 18 months, with capital repaid at maturity and interest paid quarterly, in arrears. According to the operation, interest will accrue from 12 August 2026. The minimum investment is €250 per user, with a maximum of €5,000 per investor.

Asset Description, Business Plan and Commercial Traction

The properties are five homes located on the ground, first and second floors of a development built in 2005, featuring a communal pool and an approximate surface area of 67,000 square metres, a few metres from the sea in the municipality of Vera. The set comprises four one-bedroom units with an average surface area of 48 square metres and one two-bedroom unit with an average surface area of 69 square metres, distributed across patio and duplex typologies. The project involves a basic refurbishment — repair of interior and exterior defects, painting, replacement of appliances and sanitary fixtures and installation of shower screens — with an estimated execution period of two months. According to the documentation, the planned works do not require a project or licence.

The business plan involves the tourist rental of the homes during the term of the loan, with expected rental income of €109,500, and the subsequent sale of the five units after the 2027 summer season, with total expected sales of €970,000. The developer, Marmosa Inversiones S.L., anticipates StockCrowd's exit through the sale of the homes. According to the operation's fact sheet, the company does not appear in the Register of Unpaid Acceptances (R.A.I.) or in the ASNEF business file, is up to date with payments to the Spanish Tax Agency (AEAT) and Social Security (TGSS), and posted a profit in its last financial year; the company is not audited. The developer's group has previously carried out other projects financed through StockCrowd IN in the Playa de Vera area.

Financial Structure, Coverage Ratios and Collateral

The project's financial structure envisages a total expected cost of €589,355, with an asset acquisition cost of €376,250. The developer contributes €164,355 in own funds upfront, equivalent to 35% of the operation, while StockCrowd IN finances €300,000. Total expected sales amount to €970,000 and rental income during the life of the loan to €109,500.

The main collateral of the operation is the registration of a first-rank mortgage over the properties being financed, with a maximum mortgage liability of €390,000, complemented by the joint and several guarantee of the company's main shareholder. According to the valuation report, the value of the properties amounts to €976,524, resulting in a Loan to Value (LTV) ratio of 31%. The creation, preservation, management, administration and any enforcement of the mortgage will be delegated to a Security Agent external to the platform. In compliance with European crowdfunding regulations, it is recalled that non-sophisticated investors have a pre-contractual reflection period of four calendar days during which they may withdraw their investment offer without justification or penalty. This is a crowdfunding product and not a deposit or a guaranteed savings product. Real estate investments carry risks of illiquidity and total or partial loss of principal; this project is not supervised by the CNMV or the Bank of Spain, and is not covered by the deposit guarantee scheme (Directive 2014/49/EU) or the investor compensation scheme (Directive 97/9/EC).
