The crowdfunding platform Property Bridges is preparing to launch a real estate investment opportunity in Dublin, Ireland. The operation consists of a bridge loan secured by a first-rank mortgage granted to the borrower Urban Capital Limited, over two assets located in the Irish capital: a development site in Temple Park, Richmond Avenue South, Dartry (Dublin 6), and number 76 Thomas Street (Dublin 8). The funds are intended to refinance the existing debt over both properties and to finance the costs linked to the planning process for the Temple Park site. It is worth recalling that any reference to returns is inseparable from the corresponding risk, which is detailed further below.
The call sets a total financing amount of €1,161,341, structured in two tranches of €500,000 each, secured independently by each of the properties. The term of the operation has been set at 18 months, with a guaranteed term of 6 months. According to the documentation, the loan is structured around a phased repayment strategy described below.
Asset Description, Planning Status and Borrower Profile
The first asset is a development site of approximately 930 square metres (0.23 acres) in Temple Park, Dartry (Dublin 6), currently comprising a single-storey office building and a detached garage. The site is zoned Z1 (Sustainable Residential Neighbourhoods) under the Dublin City Development Plan 2022-2028, and the borrower submitted a planning application on 10 June 2026 to build four three-storey terraced houses. The second asset is number 76 Thomas Street (Dublin 8), a four-storey-plus-basement period office building (approximately 321 square metres), currently vacant, which holds full planning permission for its conversion into four apartments.
According to the documentation, the sale of 76 Thomas Street is agreed at a price above €1,000,000, with Lisney Commercial Real Estate as the appointed selling agent. Upon completion of the sale, €500,000 (plus accrued interest and costs) corresponding to that property will be paid and the mortgage over it will be released. The borrower, Urban Capital Limited, is owned by Deirdre Lemass and Brian Moran; according to the fact sheet, its directors are real estate professionals with prior experience in planning processes in the Irish market. The platform states that it has completed anti-money-laundering (AML) and know-your-customer (KYC) checks on the borrower and related parties with no adverse findings.
Financial Structure, Coverage Ratios and Collateral
The operation is secured by a first legal charge over the Temple Park site and a first mortgage over 76 Thomas Street, the latter releasable upon receipt of the €500,000 (plus interest and costs) corresponding to that asset. The combined security value of both properties amounts to €2,000,000, against the total financing amount of €1,161,341, resulting in a Loan to Value (LTV) ratio of 58%. According to the independent valuation commissioned by the platform on 2 April 2026, the Temple Park site has an "as is" market value (without planning permission) of €1,000,000, which the valuer estimates at €1,400,000 if planning permission is obtained. A security value of €1,000,000 has been attributed to 76 Thomas Street, supported by the agreed sale price.
The repayment strategy is structured in two parts: a first tranche of €500,000 secured by the Temple Park site and a second tranche of €500,000 secured by the Thomas Street property, whose repayment is expected from the proceeds of its already-agreed sale. In compliance with European crowdfunding regulations, it is recalled that non-sophisticated investors have a pre-contractual reflection period of four calendar days during which they may withdraw their investment offer without justification or penalty. This is a crowdfunding product and not a deposit or a guaranteed savings product. Real estate investments carry risks of illiquidity and total or partial loss of principal; this project is not supervised by the CNMV or the Bank of Spain, and is not covered by the deposit guarantee scheme (Directive 2014/49/EU) or the investor compensation scheme (Directive 97/9/EC).
