A development of 45 new-build homes in San Juan de Alicante has raised €1,800,000 of equity on SodaCrowd in 41 days. It was contributed by 125 investors, with an average of €14,400 and a pace of €30 per minute.
The transaction buys a plot in San Juan to build 45 homes with garages and storage rooms, around 5,174 m² built above ground, mostly two- and three-bedroom flats with terraces and expected prices of €170,000 to €340,000. It includes the project already drawn up and the building permit already granted. The timetable is 25 months: purchase of the land this month, start of works in February 2027, completion in September 2028 and delivery in November of that year.
On construction, the file contradicts itself: it says that the acquisition includes a construction price already tendered among six contractors and, at the same time, its timetable places the tender in November 2026 and the award in January 2027. The company that will carry out the project is newly created and has no other activity. There are no sales yet: the plan forecasts revenue of €14,197,515, which across the 45 homes —garages and storage rooms included— is about €315,500 on average, very close to the €340,000 top of the published range.
It is not a loan: investors take an equity stake in the development company and are paid when the homes are sold, with no interest rate or guaranteed return, and they may lose part or all of what they contribute. The fact sheet itself says so bluntly: as it is equity, there are no guarantees. And the bank financing planned for the construction will be repaid before them. The project's equity is 3 million, of which 1.8 comes from these investors and €600,000 is put in by the management team, Barrio Vivo; the remaining €600,000 is not attributed to anyone. The total cost amounts to €12,437,037, with €7,683,113 of construction, a 5% contingency and external project monitoring. The difference between forecast sales and that cost is €1,760,478, while the exit section speaks of a net profit of 1.5 million.
Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is tied up until the homes are sold, there is no guaranteed return or Deposit Guarantee Fund cover and, as it is equity rather than debt, there is no guarantee of any kind. The amount raised does not anticipate how the transaction will end. Non-sophisticated investors have a four-calendar-day reflection period to revoke their offer without penalty.
