A development on Main Street, Dunleer, in the Irish county of Louth, has raised €214,360 on Property Bridges in three days, at a pace of around €50 per minute. The figure covers part of the announced development facility, which amounts to €1,946,182.
The project sits on a 7.6-acre site with planning permission for 35 homes, extended in July 2026. Phase 1 comprises eight three- and four-bedroom houses at between 70% and 90% completion: four practically finished and another four roofed and in internal finishes, with some six months to go. Phase 2 adds five more units, with a gross development value of €1,970,000. The borrower has stated that it will not build the 22 apartments covered by the permission and will apply to amend it.
The use of funds is broken down: €1,200,000 to refinance the Bank of Ireland facility that has funded the works so far, €450,000 to complete the eight Phase 1 houses, €200,000 to start Phase 2 and €96,182 in fees, monitoring and interest. Behind it is Bellscape Limited, a company of Kieran Argue, who has more than 30 years developing in Louth, Meath and Drogheda, including the sale of 110 homes in Navan to a social housing association.
The operation is a loan: investors lend the money to the developer through the platform, which undertakes to repay it with interest within the agreed term, in this case 11 months. The published fact sheet did not state the interest rate, an essential figure investors should verify in the contractual documentation. The security consists of a first fixed charge over the entire site, a mortgage and limited-recourse debenture over Bellscape and its shares, an assignment of insurances and contracts and a €100,000 cost-overrun guarantee from Rangewood Limited. A May 2026 valuation puts the eight Phase 1 houses at €3,340,000 and the five Phase 2 sites at €300,000; after retentions, council contributions and VAT, the net computable value is €2,912,731, giving an LTNDV of 66.8% and an LTC of 67.7%. Repayment depends on selling the houses, and the documentation itself is contradictory about how many are sold: one section refers to four with signed contracts and another to deposits on three with contracts being prepared.
Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the speed of the fundraising says nothing about how the operation will end. Non-sophisticated investors have four calendar days to revoke their offer without penalty.
