Eight detached homes with a garden and private pool in Polop, some ten kilometres from Benidorm, have raised €2,100,000 on Civislend in 41 minutes. That is how long 1,083 investors took to cover the first tranche of the loan, with an average contribution of €1,939 and a funding rate of €51,220 per minute.

The development occupies a 2,444 sqm plot of residential urban land in the Marina Baixa area, in the north of the province of Alicante. There will be four terraced and four semi-detached homes, with three bedrooms and two bathrooms, a solarium, a garden and a private pool, averaging 172 sqm each. The expected sale price is around €600,000 per unit.

Works are under way: the building permit has been granted and is in force, the contractor is Gesater and progress stands at around 25%. Sales are lagging behind, with three of the eight homes reserved through €6,000 payments from buyers; a reservation is not a signed sale. The land has been registered in the developer's name since 2021 and is free of charges. Behind the project is Vizcaya Homes, a special purpose vehicle of the Vizcaya group, which since 2021 has delivered three developments totalling 53 homes in the province.

The operation is a loan: investors lend the money to the developer through the platform, which undertakes to repay it with interest within the agreed term, in this case 18 months extendable by six, at a 10.50% annual nominal rate. This €2,100,000 tranche forms part of a total loan of €3,235,000, with a second tranche of up to €1,135,000 to be drawn against works certificates verified by an external monitor. The security consists of a first-ranking mortgage over the asset and a pledge over the shares of the special purpose vehicle. The land is currently valued at €1,830,789 and the completed building at €5,358,284; the platform puts the first-drawdown LTV at 56% and the LTV on completed value at 60%. Repayment depends on the sale of the homes.

Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the speed of the fundraising says nothing about how the operation will end. Non-sophisticated investors have four calendar days to revoke their offer without penalty.
