The crowdfunding platform Property Bridges has issued the closing report for the crowdfunding round of a development loan secured by a first charge in favour of the borrowing company Dowdall Contracts Limited, intended to finance the construction of 12 homes on Glyde Road, in Tallanstown (County Louth, Ireland). The public subscription process has concluded, consolidating a final amount raised in this round of €111,738. Investors should bear in mind that any reference to return is inseparable from the corresponding risk, which is described below.
Fundraising was completed within 2 days of opening. Analysis of the flow of capital during the round records an approximate average contribution rate of €39 per minute since its launch.
Terms and structure of the transaction
The transaction is structured as a development loan with a facility of €3,400,000 and a term of 5 months for this tranche. According to the documentation provided by the platform, the nominal interest rate of the transaction is not specified, so this parameter should be checked in the official listing of the issue; any reference to return would, in any case, be subject to investment risk and not guaranteed. The borrower acquired the site for €550,000 with full planning permission for 18 homes and is seeking financing for the first 12, planning to fund the remaining 6 with its own resources. In accordance with the European regulatory framework, non-sophisticated investors have a four-calendar-day pre-contractual reflection period in which to revoke their commitment without justification or penalty.
Asset description, construction progress and borrower
The asset is a 1.2-hectare (3-acre) site located next to Glyde Road, in the centre of Tallanstown, with valid planning permission (ref. 22/388) for 18 homes — to be built in three blocks of six units — all of them with an A energy rating. According to the progress update, the works are under way: units 5 and 6 are completed and sold; units 3 and 4 are built, with the show house in unit 4 finished; units 1 and 2 are undergoing final repairs; and units 7 to 12 are progressing with installations and finishes, with services complete and road works ongoing. The platform highlights that nine of the twelve homes for sale fall within the price limits of the first-time buyer scheme. Tallanstown lies a short distance from Dundalk and Ardee, with good connections via the M1 motorway to Dublin and Belfast.
The borrower, Dowdall Contracts Limited, is a construction company based in Newry (County Down), registered with the NHBC and with more than 25 years of experience in housing development, which recently completed the construction of 27 homes at Blinne Court (Newry), a project of similar scale and scope, according to the information provided. The exit strategy rests on the phased sale of the homes on the open market. The platform states that it has completed anti-money laundering (AML) and know-your-customer (KYC) checks with no adverse findings.
Capital structure, coverage ratios and security
The main collateral for the transaction is a first fixed charge over the property, which has planning permission for the 18 homes. According to the valuation by independent valuers appointed by the platform, the current value of the site amounts to €550,000 and the 12 completed homes are valued at €4,542,500, with a net development value (NDV) for the 12 houses of around €4.171 million. Against the development facility of €3,400,000, the transaction has a loan-to-gross-development-value (LTGDV) ratio of 70%. As additional support, the borrower contributes equity of €1,070,000 — unencumbered land, the first €50,000 of development costs and two newly built homes — and additional security consisting of a mortgage over two homes already let at Blinne Court (Newry).
Finally, in compliance with the regulations governing crowdfunding platforms, the investor base is reminded that this is a crowdfunding product and not a deposit or a guaranteed savings product, and that real estate lending operations carry specific risks, such as lack of liquidity, the risk of not obtaining the expected return, the possibility of dilution or the total or partial loss of principal in the event of the debtor's insolvency.
