The crowdfunding platform Property Bridges is preparing to launch a real estate investment opportunity in Tallanstown, County Louth (Ireland). The operation consists of a development loan with a first-charge guarantee granted to the borrowing company Dowdall Contracts Limited, intended to finance the construction of 12 homes on Glyde Road. It is worth recalling that any reference to returns is inseparable from the corresponding risk, which is detailed further below.
The operation is structured as a development loan with a fund of €3,400,000, with a 5-month term for this tranche. According to the documentation provided by the platform, the nominal interest rate of the operation is not specified, so this parameter should be checked in the official issue sheet before making any investment decision; any return reference would in any case be subject to investment risk and not guaranteed. The borrower acquired the land for €550,000 with full planning permission for 18 homes and is requesting financing for the first 12, planning to finance the remaining 6 with its own resources.
Asset Description, Construction Progress and Borrower
The asset is a 1.2-hectare (3-acre) plot located next to Glyde Road, in the centre of Tallanstown, with a valid planning permission (ref. 22/388) for 18 homes —to be built in three blocks of six units—, all with an A energy rating. According to the progress update, the works are underway: units 5 and 6 are completed and sold; units 3 and 4 are built, with the show house in unit 4 finished; units 1 and 2 are in final snagging; and units 7 to 12 are progressing in fittings and finishes, with services complete and road works underway. The platform highlights that nine of the twelve homes for sale fall within the price limits of the first-time buyer scheme. Tallanstown is located a short distance from Dundalk and Ardee, with good connections via the M1 motorway to Dublin and Belfast.
The borrower, Dowdall Contracts Limited, is a construction company based in Newry (County Down), registered with the NHBC and with more than 25 years of experience in home building, which recently completed the construction of 27 homes in Blinne Court (Newry), a project of similar scale and scope, according to the information provided. The exit strategy relies on the phased sale of the homes on the open market. The platform indicates that it has completed anti-money laundering (AML) and know-your-customer (KYC) checks with no adverse findings.
Financial Structure, Coverage Ratios and Collateral
The main collateral of the operation is a first fixed charge over the property, which holds planning permission for the 18 homes. According to the valuation by independent surveyors appointed by the platform, the current value of the land amounts to €550,000 and the 12 finished homes are valued at €4,542,500, with a net development value (NDV) for the 12 houses of around €4.171 million. Against the development fund of €3,400,000, the operation shows a loan-to-gross-development-value (LTGDV) ratio of 70%. As reinforcement, the borrower contributes own equity of €1,070,000 —unencumbered land, the first €50,000 of development costs and two new-build homes— and additional collateral consisting of a mortgage over two already-rented homes in Blinne Court (Newry). The use of funds and construction progress are supervised by the appointed surveyor.
