The crowdfunding platform ClubFunding is preparing to launch a real estate investment opportunity in Bischheim, within the Strasbourg metropolitan area, in northeastern France. The operation consists of a bond issue intended to finance the acquisition and renovation works of a residential building located at number 11 Route de Brumath, with a value-creation strategy based on dividing the existing homes and subsequently selling them unit by unit. It is worth recalling that any reference to returns is inseparable from the corresponding risk, which is detailed further below.

The borrowing company turns to ClubFunding to carry out a bond issue for an amount of €590,000. According to the documentation provided by the platform, neither the nominal interest rate nor the term of the operation is specified, so these parameters should be checked in the official issue sheet before making any investment decision. As a reminder from the platform itself, the higher the interest rate, the greater the risk of loss of capital or non-payment of interest, and past returns are not indicative of future returns.

Asset Description, Value-Creation Strategy and Operator

The asset is a residential building with a ground floor and two upper floors located at number 11 Route de Brumath, in Bischheim, currently comprising three T4 apartments and a garage, with a total habitable area of 191 sqm. The operator plans to acquire the property for €343,000 (approximately €1,797/sqm) and to execute a value-creation strategy consisting of dividing the three existing apartments into 11 residential units, together with a full renovation and furnishing programme with an estimated overall budget of €280,000 (€255,000 for renovation and €25,000 for furnishing). According to the documentation, the project does not require any special administrative authorisation for the planned works. The asset is located in a residential setting with access to urban services, around 13 minutes by car —or 23 minutes by public transport— from the centre of Strasbourg and about 25 minutes from the main university areas.

The exit strategy is based on renting out the units once renovated and furnished and on their progressive sale unit by unit, aimed at investors seeking ready-to-use assets with a tenant already in place, which allows rental income to be generated from acquisition. Upon completion of the operation, the unit-by-unit sale represents an expected turnover of €1,005,000 (approximately €5,261/sqm). According to the platform, this is an experienced local operator, previously financed by ClubFunding.

Financial Structure and Collateral

The €590,000 bond issue is accompanied by the following guarantees: a personal and joint guarantee from the company's legal representative (a natural person); a first-demand guarantee from the company MLK Groupe; and a first-rank mortgage registered over the financed asset. Against the acquisition price (€343,000) and the expected turnover from the unit-by-unit sale (€1,005,000), these guarantees constitute the backing for the investors' position, although the absence of the rate and term in the available information makes it advisable to verify the full conditions in the official documentation.

In compliance with European crowdfunding regulations, it is recalled that non-sophisticated investors have a pre-contractual reflection period of four calendar days during which they may withdraw their investment offer without justification or penalty. This is a crowdfunding product and not a deposit or a guaranteed savings product. Real estate investments carry risks of illiquidity and total or partial loss of principal; this project is not supervised by the CNMV or the Bank of Spain, and is not covered by the deposit guarantee scheme (Directive 2014/49/EU) or the investor compensation scheme (Directive 97/9/EC).
