167 investors cover in 55 minutes the full extension of the loan at 10.50%, with a home already sold for €651,626 as the source of repayment

Cresor has closed in 55 minutes a €300,000 loan to complete a modular home in the Cerro Alarcón development in Valdemorillo (Madrid), with 167 investors, €5,455 per minute and an average ticket of €1,796.
The figure matters because it is not the one announced: the operation launched at €250,000, extendable to €300,000, and investors covered the full extension. The consequence had been flagged by the fact sheet itself: the valuation of the property in its current state is €293,232, so the loan now stands above the value of the mortgaged asset. At €250,000 the loan-to-value was 85%; with the €300,000 raised it rises to 102%.
The platform notes that the valuation was carried out before the module was installed on the plot and that the real value would be higher, but it publishes no updated valuation to evidence this. The estimated value of the finished home is €741,959.
The counterweight is that the house is already sold: there is a sale agreement signed for €651,626.53, with €65,162.65 paid on account. That is the operation's strength and also its concentration, because repayment depends on that single sale completing before a notary, and the advances would have to be returned if it did not.
This is a detached single-storey home of 154.45 sqm with a pool, on a 1,084 sqm plot free of charges some 53 kilometres west of Madrid. The project is approved, the permit granted, and certified progress in September stood at 69.41% on the home and 73.68% on the land; the platform maintains that actual progress is higher because the module has already been manufactured and installed.
The security is a first-ranking mortgage managed by a security agent, plus a guarantee from Modular World, the group's factory. Control of the money is the best-resolved part of the file: the first drawdown requires proof of payment of the first €100,000 of works and does not accept invoices from group companies unless payment to their suppliers is evidenced; subsequent ones require certification from the site management, invoices, a photographic report and bank proof of the previous drawdowns.
Two further figures. The home's construction budget is €306,694.82 and its manufacturing cost €208,000: the difference, close to €98,700, is the margin of the group company that builds it and forms part of the project cost. And the developer's own funds of €152,877, plus the €300,000 now raised, cover the projected cost of €461,877 only thanks to the extension just closed.
Modular Living trades as TINI Living and reports some 50 turnkey projects, but this is the first in which it acts as developer and the first it has financed with Cresor. The company is not audited.
The nominal rate is 10.50% a year, with quarterly interest and principal at maturity over six months, extendable by three in exchange for 1.50 points more on the rate; the total return for that term is put at 5.25%, an estimate subject to risk and not guaranteed. Investing in real estate crowdfunding carries the risk of losing part or all of your capital: the money is locked up until maturity and there is no deposit guarantee fund cover. No security eliminates that risk, and the speed of the raise does not anticipate how the operation will end. Non-sophisticated investors have four calendar days of reflection to revoke their offer without penalty.
