The French platform ClubFunding is preparing a €950,000 bond issue to finance the purchase and refurbishment of a villa at 73 Allée des Chênes Verts, in Castelnau-le-Lez, a municipality adjoining Montpellier. It should be remembered that any reference to return is inseparable from the corresponding risk, which is set out below.
The operation runs for 18 months, extendable by six, with a target annual return of 11%, rising by one point if the extension is exercised; this estimate is subject to investment risk and is not guaranteed. Coupons are paid monthly and the capital is repaid at maturity. The fact sheet does not identify the issuing company, nor does it state the opening date, the minimum investment or an internal rating — details investors should verify in the contractual documentation before committing funds.
Asset description, construction progress and sales traction
The villa, a T8 type, has 360 sqm on a sloping 1,500 sqm plot with a pool, and is vacant. It has five bedrooms, a 100 sqm living room, a separate studio and two terraces, around 20 minutes from Montpellier city centre, the high-speed rail station and the airport.
The purchase price is €730,000 excluding fees (€2,028 per sqm) and the works budget €300,000 (€833 per sqm). The refurbishment requires no administrative authorisation and includes renewing the façades, work on the pool surround, reworking the living room and creating a pool house, with the energy certificate expected to improve from class D to class B. The exit is the resale of the villa, estimated at €1,800,000 (€5,000 per sqm), a figure the platform places at the lower end of the local market range. There is no committed buyer.
Financial structure, coverage ratios and security
The security consists of a cash fiducia and a joint and several personal guarantee from the director, a natural person. There is no mortgage over the villa, and the fact sheet provides no independent valuation, LTV or LTC. Purchase and works total €1,030,000, above the €950,000 of the issue; the documentation mentions a capital contribution from the operator but does not quantify it.
The platform itself warns that the higher the rate, the greater the risk of loss of capital or non-payment of interest, and that past returns do not anticipate future ones. It also flags concentration risk, since the operation depends on the sale of a single property.
Non-sophisticated investors have a four-calendar-day pre-contractual reflection period to revoke their offer without penalty. This is a crowdfunding product, not a deposit or a guaranteed savings product. It carries risks of illiquidity and of total or partial loss of principal. It is not supervised by the CNMV or the Bank of Spain, and has no cover under Directives 2014/49/EU and 97/9/EC. Investors may not recover the capital contributed.
