A new-build development of twenty homes, twenty-two garages and four retail units in the Les Roquetes district of Sant Pere de Ribes (Barcelona) has raised €2,550,000 on Civislend in ten hours. That is how long 1,241 investors took to cover the first tranche of the loan, with an average contribution of €2,055 and a pace of €4,250 per minute.
The development sits on a 793 sqm plot some four kilometres from Sitges. It will have a ground floor plus five storeys, with garages on the ground floor and a communal pool and solarium on the roof; the homes will have three or four bedrooms and two bathrooms. The land was bought in May 2026, the permit was granted in April and earthworks have already started.
Sales are running ahead of construction: ten of the twenty homes are committed, although only four are signed sale contracts and the other six reservations; the four retail units are reserved. The expected average sale price is €383,400 per home, around €3,735 per sqm, which the market study commissioned by the platform places in line with the area. Behind the project is Global Homes, a subsidiary of Global Service 2005, which reports more than 60 years of activity and over 3,000 homes delivered in the province of Barcelona; this is its third operation with Civislend and the two previous ones were repaid, according to the platform, with slight deviations from the business plan.
The operation is a loan: investors lend the money to the developer through the platform, which undertakes to repay it with interest within the agreed term, in this case 24 months extendable by six, at a rate of 10% per annum and with early repayment without penalty from month six. This tranche forms part of a maximum loan of €5,470,000, with a second tranche of up to €2,920,000 to be drawn against works certificates verified by an external monitor hired by the developer itself. The security is a first-ranking mortgage over the asset, with no additional guarantees. The land is currently valued at €2,243,601 and the completed building at €8,921,929; the platform publishes a first-drawdown LTV of 46% and offers no ratio on completed value for the loan as a whole. Repayment depends on selling the homes.
Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the speed of the fundraising says nothing about how the operation will end. Non-sophisticated investors have four calendar days to revoke their offer without penalty.
