Wecity Raises €525,000 in One Hour to Fund the VAT on the Land for 28 Homes in Mairena del Aljarafe

Wecity completes in sixty minutes the €525,000 loan over six months at 10.25% for the VAT on the Nuevo Mairena plot

An operation unusual in Spanish real estate crowdfunding has raised €525,000 on Wecity in one hour, at a pace of €8,750 per minute. The money funds neither construction nor the purchase of a property: it pays the VAT on the acquisition of the plot in Mairena del Aljarafe (Seville) where Nuevo Mairena S. Coop. And., a cooperative managed by Único Homes, plans 28 detached homes.

That is the distinctive feature of the operation and it is worth understanding properly. The security is not a mortgage over the land but a pledge over the refund the tax authority must return for those same €525,000, and the planned repayment is precisely that refund. It therefore does not depend on selling homes or enforcing security over a property, but on the tax authority returning the full amount within the six-month term, extendable by three. A reduced, delayed or offset refund — against other tax debts of the developer — would directly affect the source of repayment.

Two more things investors should bear in mind. The fact sheet records no equity contribution in this operation: the €525,000 is funded entirely by the platform's investors. And its default risk section states that, in insolvency, the claims would rank with special privilege "as they are secured by a mortgage guarantee", when the security here is a pledge; that description does not match this structure and is worth checking against the contract.

It is also worth reading the operation alongside the other one the platform has presented on the same asset: a €1,645,000 mortgage loan to buy that same plot. These are two separate offerings on the same land, the same developer and the same project, so anyone taking part in both concentrates risk in a single operation.

On the underlying project: the plot has 5,475 sqm of land and 5,940 sqm of buildable area, the detailed plan is approved and the building permit was applied for on 18 September 2026 with no record of it being granted. Eleven of the twenty-eight cooperative membership contracts have been allocated, which are memberships rather than sales. Único Homes reports more than 30 years of activity and 10,000 homes delivered, with four previous operations on the platform: three repaid in full and on time for €4.28 million and a fourth of €5 million still under way.

The operation is a fixed-rate loan at 10.25% per annum, with a three-month lock-up and interest at maturity; the platform puts the total estimated return at 5.12%, an estimate subject to investment risk and not guaranteed. Investing in real estate crowdfunding carries the risk of losing part or all of the capital: the money is locked up until maturity, the return is not guaranteed and there is no cover from the Deposit Guarantee Fund. No security eliminates that risk, and the speed of the fundraising says nothing about how the operation will end. Non-sophisticated investors have four calendar days to revoke their offer without penalty.
