The crowdfunding platform wecity is preparing a real estate investment opportunity in Madrid. The operation consists of granting a fixed-rate mortgage loan to the cooperative Atlas Nuevos Desarrollos S. Coop. Mad, managed by Co-óptima, intended for the acquisition of plot RMC-11.2 of the Reparcelling Project of Sector UZPp 02.03 «Desarrollo del Este - Los Ahijones», on which a development of 18 public-protection homes (VPPL) will be built. Investors should keep in mind that any reference to return is inseparable from the corresponding risk, which is described below.
Financial Terms of the Operation
The loan amounts to €920,000, with a fixed annual interest rate of 11% and a total estimated return of 16.50%; this estimate is subject to investment risk and is not guaranteed. The purpose of the loan is the land acquisition, the term is 18 months, extendable by an additional 6 months, with a 3-month lock-up period and interest paid at maturity. The minimum investment is €500 per user, with no maximum limit. The exit for wecity investors is expected through the payments on account committed by the cooperative members and/or the entry of bank financing.
Asset Description, Planning Progress and Commercial Traction
The asset is a plot with a total area of 634.61 m² and a built area of 1,822.82 m², located in the Los Ahijones area, in the southeast of Madrid, with access to the M-45 and R-3. On it, a development of 18 VPPL homes with two and three bedrooms will be built, with terrace, garage, storage room, pool and green areas. On the planning side, the land is in Stage II of the urbanization of Los Ahijones and it is estimated that the simultaneity of the urbanization and building works will be granted in the third quarter of 2027. On the commercial side, the cooperative has already allocated all the homes (18 of 18). It should be noted that the timeline depends on the granting of that simultaneity, expected in 2027, and that repayment is linked to the contributions of the cooperative members or to the entry of bank financing.
Capital Structure, Coverage Ratios and Collateral
The cooperative has contributed to date equity of €1,021,349.15, allocated to the acquisition of the asset, against a wecity loan of €920,000. According to the appraisal report prepared by Gesvalt, the current appraisal (ECO) amounts to €1,624,925.00, placing the Loan to Value (LTV) at 56.61%. The collateral of the operation is a first-rank mortgage over plot RMC-11.2. The constitution, management and, where applicable, enforcement of the collateral on behalf of investors is the responsibility of a Security Agent external to wecity, and the use of funds by the developer is monitored by an external firm, with the use of funds to be justified at each drawdown. The manager of the cooperative is COOPTIMA Servicios Inmobiliarios, S.L., a consultancy with more than 25 years of experience in the residential sector and in the cooperative development model, which according to the platform has previously financed five projects through wecity, of which two have been repaid and the other three are progressing within the established term. The platform also indicates that it financed the VAT of this same operation through a pledge loan in an earlier project.
In compliance with the European Crowdfunding Regulation (EU) 2020/1503, it is recalled that non-experienced investors have a four-calendar-day pre-contractual reflection period during which they may revoke their investment offer at no cost and without justification. It is also warned that this is a participatory financing product —not a deposit or a guaranteed savings product— and that real estate investments carry specific risks, such as illiquidity, the risk of not obtaining the expected return, or the partial or total loss of principal. This crowdfunding project is not supervised by the CNMV or the Bank of Spain, and the information provided has not been reviewed by these institutions. Likewise, the invested capital is not covered by the deposit guarantee fund or the investor compensation scheme.
