The crowdfunding platform wecity, authorized by the CNMV and registered under number 9, is preparing a real estate investment opportunity in the Community of Madrid. The operation consists of granting a fixed-rate mortgage loan with a first-rank guarantee to the developer company Nuevo Valkey Gestión Integral S.L. and finances, in a single opportunity, two independent projects: the construction of a multifamily building of 6 homes in Brunete (Madrid) and the acquisition of a plot in Fuente el Saz de Jarama (Madrid) for a development of 4 semi-detached homes. Investors should keep in mind that any reference to return is inseparable from the corresponding risk, which is described below.

Financial Terms of the Operation

This Phase I amounts to €620,000 —of which €370,000 is allocated to the Brunete development and €250,000 to the Fuente el Saz de Jarama one—, within a total loan that may reach a maximum of €1,120,000 across two phases. The interest rate is fixed at 10.50% per year, with a total estimated return of 10.50%; this estimate is subject to investment risk and is not guaranteed. The approximate term is 12 months (extendable by an additional 3 months), with a 6-month lock-up period and interest paid at maturity. The first drawdown is €416,102.00. The minimum investment is €500 per user. The investors' exit is expected upon the sale and delivery of the Brunete homes and/or with the entry of bank financing in Fuente el Saz.

Asset Description and Development Status

The Brunete asset is located at Calle Madrid, 8, on a 386 m² plot with a buildable area of 440 m². The building permit has been granted and the works show 38% progress according to the appraisal; on the commercial side, the 6 homes are sold (100% of the development) and the developer has contributed €388,000 in equity. In this project the purpose of the financing is the execution of works. The Fuente el Saz de Jarama asset is located at Calle Madrid, 47, on a 1,396 m² plot with a buildable area of 679 m². The building permit was applied for in 2025 and marketing will begin once it is granted; the developer has contributed €225,000 in equity allocated to part of the asset acquisition. In this project the purpose of the financing is entirely the land acquisition, with no execution of works foreseen during the life of the loan.

Mortgage Collateral and Coverage Ratios

The loan has a first-rank mortgage over both assets. According to the appraisal reports by Gesvalt (Brunete) and Tasa (Fuente el Saz), the current ECO appraisal of the Brunete asset amounts to €537,836.03 and its Completed-Building Hypothesis (HET) appraisal to €1,584,348.45, while the current ECO appraisal of Fuente el Saz is €452,061.43. The joint current ECO appraisal amounts to €989,897.46 and the joint HET ECO appraisal to €2,036,409.88 (the sum of the HET of Brunete, where works are financed, and the current ECO of Fuente el Saz, where land is financed). The first drawdown (€416,102.00) represents a Loan to Value (LTV) of 42.03% over the joint current ECO appraisal and an HET LTV of 54.99% over the joint HET appraisal. The constitution, management and, where applicable, enforcement of the collateral on behalf of investors is the responsibility of a Security Agent external to wecity, and the use of funds by the developer is monitored by an external firm, with the use of funds to be justified at each drawdown. It should be borne in mind that in Fuente el Saz the permit has not yet been granted and that repayment depends on the sale of the homes and/or the entry of bank financing.
