Twenty-eight homes with a communal pool in Sant Feliu de Guíxols, on the Costa Brava, have raised €1,120,000 of financing on Urbanitae in just 19 seconds. That is the time it took 729 investors to fill the whole tranche, with an average contribution of €1,536.

The project, developed by Dinarosi Costa Brava on Ronda Nord, sits in a residential area in the upper part of the town, around six minutes by car from the centre and the beach. It is split into two blocks of fourteen homes with two to four bedrooms, terraces, parking and, according to the fact sheet, sea views from the upper floors. The developer, with more than 20 years of activity in the area, has already built a 32-home development on the same street.

Construction is under way. At the end of August it stood at 38%, with the foundations and structure of both blocks complete and partition walls finished on two floors, and it is being carried out by Daleks Construction. The project has a building licence in force and its horizontal division registered. The funds from this tranche will go towards continuing to pay for the build. The homes have not yet gone on sale: marketing is planned for the last quarter of 2026.

The operation is a loan: investors lend money to the developer through the platform, and the developer undertakes to repay it with interest within the agreed term, in this case 15 months extendable by a further six, at a target interest rate of 10% a year. It is the second of four tranches of a total loan of up to €4.5 million; the first has already been formalised. The security includes a first-ranking mortgage over the asset and a mechanism that directs 70% of sales proceeds to repaying the loan.

Investing in real estate crowdfunding carries a risk of losing part or all of the capital: the money is tied up until maturity, the return is not guaranteed and there is no Deposit Guarantee Fund cover. No security removes that risk, and the speed of the raise does not anticipate how the operation will end. Non-sophisticated investors have a four-calendar-day reflection period to withdraw their offer without penalty.
