How big is Spain’s “squatting problem” when you actually look at the numbers?
The topic of illegal occupation regularly dominates housing debates in Spain and often shapes investor sentiment. But stepping back and looking at the national data helps put the issue into perspective.
Spain has roughly 27 million residential units.
Out of that entire housing stock, estimates suggest around 16,400 homes are currently classified as illegally occupied. In percentage terms, that represents roughly 0.06% of all homes in the country.
If we isolate properties owned by private individuals, the figure becomes even smaller.
Only about 4,000 units fall into that category — equivalent to approximately 0.015% of the national housing stock, or about 15 homes for every 100,000.
Another important detail often overlooked in public discussions: close to three quarters of these properties belong to large institutional or corporate owners, including banks, asset managers, and large portfolio holders.
In addition, not all reported cases reflect the commonly assumed scenario of strangers breaking into occupied homes. A meaningful share of situations arise from:
• tenants remaining after leases expire
• unresolved landlord–tenant disputes
• properties that were previously connected to the occupants
For investors and asset managers, this distinction matters.
At the portfolio level, the statistical exposure of residential assets to illegal occupation in Spain remains very limited.
This does not mean the issue is irrelevant. In specific assets or locations it can still create operational challenges and legal complexity.
However, when evaluating residential investment risk, it is important to separate perception from measurable reality.
In real estate investing, context and data are critical to understanding where the real risks — and opportunities — actually lie.
