The crowdfunding platform SEGO Real Estate has issued the closing report for the round corresponding to the Guadarrama transaction, in the Madrid region. The transaction is structured as a loan secured by a first-rank mortgage over a residential asset and is intended to finance the full cancellation of the existing charges on a detached villa, which will be left free of encumbrances except for the security constituted in favour of the Security Agent under this same transaction. The subscription process concluded once the full target had been covered, with a final volume raised of €750,000. Investors should keep in mind that any reference to return is inseparable from the corresponding risk, which is described below.
The call started from a funding target of €750,000 and covered 100% of the allocation in 9 days from opening. The flow of contributions across that period works out at an average of €58 per minute.
Metric Analysis of the Investor Base and Capital Distribution
The campaign concluded after recording the participation of 532 investors, who covered the full line assigned to the opportunity. Distributing the funds raised across that number of contributors gives an average ticket of €1,410 per participant.
The transaction grants lenders a fixed return of 14% per annum; this reference return is subject to investment risk and is not guaranteed. The term is set at 17 months, extendable by a further 6 months to a total of 23 months. The platform translates that rate into a total return of 19.8% on the capital invested if the transaction closes at 17 months, or up to 26.8% if the extension is exercised and the duration reaches 23 months; both figures are likewise estimates subject to investment risk. The loan is structured as a single bullet payment: principal and interest are paid together at maturity, according to the actual duration of the transaction. Default interest is set at 20%. In accordance with the European regulatory framework, non-experienced investors have a four-calendar-day pre-contractual reflection period during which they may revoke their commitment without justification or penalty.
Description of the Underlying Asset and Real Collateral
The asset providing the security is a detached villa at 8 Calle Cierzo in Guadarrama (Madrid, postcode 28440), with Unique Registry Code 28164000146376. The property has a verified usable area of 310.65 square meters and an above-ground built area of 378.59 square meters excluding the porch, on a 3,210-square-meter plot of trapezoidal shape rising from its access point. It is laid out across two above-ground floors plus an unfinished and unregistered semi-basement adding 227 square meters of built area, and includes a covered porch of 44.35 usable square meters, open terraces on the first floor of 6.54 and 9.92 square meters, a pool, a tennis court and a fenced, landscaped plot.
The asset's appraised value amounts to €1,320,896, per a June 2026 valuation. Against the €750,000 financing, that determines a loan-to-value ratio of 57%. The security is a first-rank mortgage whose constitution, management and any enforcement on behalf of investors fall to a Security Agent.
The promoter of the transaction is Solescan Integral S.L., the company responsible for the integrated management of the project, for clearing the charges and for executing the transaction. According to the published documentation, the company has more than a decade of activity in the energy efficiency field, managing photovoltaic installations, turnkey solutions, consumption optimisation for large companies and the deployment of monitoring systems, and it holds the formal structure and full legal capacity to assume the obligations arising from the loan.
The property is in Guadarrama, a municipality in the Madrid region within the Sierra de Guadarrama, some 50 kilometres from the capital. The area is characterised by pine woodland and mountain surroundings with low building density and large plots, connections to Madrid via the A-6 motorway and the intercity bus network, and proximity to San Lorenzo de El Escorial, Collado Villalba and the Puerto de Navacerrada.
The documentation identifies the transaction's risks as project risk — legal aspects of the transaction and of signing the loan agreement, administrative licences, and adverse scenarios such as rising construction costs or falling sale prices; sector risk from macroeconomic changes or a reduction in real estate demand; default risk, including the possibility of insolvency proceedings against the promoter resulting in partial or total loss of the investment; the risk of lower or delayed returns; platform failure risk; illiquidity risk, given that investors cannot obtain liquidity from their investment until the project ends; the risk of a fall in house prices; and other risks outside the promoter's control, such as political or regulatory ones.
Finally, in compliance with the regulations governing crowdfunding service providers, investors are reminded that this is a crowdfunding product and not a deposit or a guaranteed savings product. Real estate credit transactions carry risks of illiquidity, of not obtaining the expected return and of total or partial loss of principal; this vehicle is not supervised by the CNMV or the Bank of Spain, and lacks the coverage of the deposit guarantee scheme provided for in Directive 2014/49/EU and of the investor compensation scheme provided for in Directive 97/9/EC. Investors may not recover the capital contributed.
