The crowdfunding platform SEGO Real Estate is preparing to launch a real estate investment opportunity in central Madrid. The operation is structured as a loan secured by a first-rank mortgage granted to the company Solescan Integral S.L., intended to finance the full cancellation of the charges currently existing on a home located on Avenida Alfonso XIII, in Madrid, so that the asset becomes free of charges except for the collateral constituted in favour of investors. It is worth recalling that any reference to returns is inseparable from the corresponding risk, which is detailed further below.

The call sets a funding target of €750,000 and a fixed annual return of 12.50%, equivalent to a total return of 18.75% on the capital invested if the operation closes in 18 months, and up to 25.00% if the extension to 24 months is exercised; this estimate is subject to investment risk and is not guaranteed. The term has been set at 18 months, extendable by a further 6 months, with repayment of capital and interest in a single payment at maturity (bullet scheme). The contract provides for a late-payment interest rate of 16.00%.

Asset Description, Use of Funds and Developer

The purpose of the financing is the full cancellation of the existing charges on the asset that serves as collateral, a home located on Avenida Alfonso XIII, in an established residential area of central Madrid with good public transport connections and services. The integral management of the project is handled by Solescan Integral S.L., a company which, according to the information provided, has more than a decade of experience — mainly in the field of energy efficiency and photovoltaic installations — and which will act as the asset manager and be responsible for the cancellation of charges and the correct execution of the operation.

Financial Structure, Coverage Ratios and Collateral

The main collateral of the operation is a first-rank mortgage over the home in central Madrid. According to the valuation report (June 2026), the value of the asset amounts to €2,909,450, which, against the financing amount (€750,000), results in a Loan to Value (LTV) ratio of 25.8%. The collateral is constituted in favour of a Security Agent, and repayment of the loan is planned in a single payment at maturity.

In compliance with European crowdfunding regulations, it is recalled that non-sophisticated investors have a pre-contractual reflection period of four calendar days during which they may withdraw their investment offer without justification or penalty. This is a crowdfunding product and not a deposit or a guaranteed savings product. Real estate investments carry risks of illiquidity and total or partial loss of principal; this project is not supervised by the CNMV or the Bank of Spain, and is not covered by the deposit guarantee scheme (Directive 2014/49/EU) or the investor compensation scheme (Directive 97/9/EC).
