The crowdfunding platform Raizers has issued the closing report for the fundraising round of the "Domaine de l'Ô" operation, intended to finance the acquisition of the land and the start of the refurbishment and extension works of the former Eaux de Calais building to create a residence of 22 homes in Calais (France), promoted by the developer SCOT'IMMO. The subscription process has concluded, consolidating an amount raised of €850,000. Investors should keep in mind that any reference to return is inseparable from the corresponding risk, which is described below.

Subscription Pace

The campaign completed its €850,000 target in a period of 7 days. The analysis of the flow of contributions during that interval records an average contribution ratio of approximately €84 per minute.

Investor Base and Capital Distribution

The campaign concluded after registering the participation of 124 investors, who covered the entire amount assigned to the operation. The distribution of the funds raised among that number of contributors yields an average investment ticket of approximately €6,855 per participant.

Financial Terms of the Operation

The loan amounts to €850,000, with a fixed annual interest rate of 11% and a term of 18 months. Repayment will be made as the operator executes the sales; interest is paid annually and there is a minimum 6-month period. The contract provides for allocating to repayment the entirety of the amounts collected from the sale of the homes still to be marketed (from the 18th onwards), an amortization of €425,000 (50% of the principal) in the second drawdown of the works phase —expected in July 2027— and the amortization of the balance in the final drawdown, at delivery. Any reference to return is subject to investment risk and is not guaranteed. In compliance with the European regulatory framework, non-experienced investors have a four-calendar-day pre-contractual reflection period during which they may revoke their commitment at no cost and without justification.

Asset Description, Commercial Status and Collateral

The project consists of the refurbishment and extension of an existing property complex to create a residence of 22 homes across three buildings (A, B and C), with parking spaces, a bicycle store, a waste-container room and fitted-out common areas. The asset is located at the junction of Rue de Varsovie, Rue d'Édimbourg and Rue de Bruxelles, in a residential district near the center of Calais, the main French port city towards the United Kingdom, with access to the A16 and to the Eurotunnel terminal. The building permit has been in force since January 2026, the signing of the land acquisition was expected for the end of July 2026, works were scheduled to start in September 2026 and delivery is forecast for the third quarter of 2027. On the commercial side, 17 of the 22 homes have been pre-sold (77% of the units), representing 76% of the operation's turnover. Marketing is handled by Scot'Immo in collaboration with the Guy Hoquet Calais agency. The operation has a first-rank mortgage over all the plots in favor of Raizers, on behalf of all subscribers, a notarized personal guarantee from Mr. Joël Lanscotte, and a notarized first-demand guarantee from the SCCV Domaine de l'Ô.

Coverage Ratios

According to the operation's information, the €850,000 loan against a land acquisition price of €686,400 places the loan-to-acquisition ratio (LTA) at 124%, while against the total acquisition cost of €3,041,546 the loan-to-cost ratio (LTC) stands at 28%. It should be borne in mind that the loan amount exceeds the land purchase price and that repayment depends on the execution of the sales according to the planned schedule, factors that should be weighed together with the other collateral of the operation.
