Raizers has completed a €1,150,000 bond issue to refinance the last two unsold homes at the ARKEO Residence in Schoenfels, some 20 kilometres north of Luxembourg City. The raise took 18 days, at €44 per minute: the slowest of those we have been tracking, and the fourth consecutive closing of an operation outside Spain below €100 per minute.

The first thing this closing provides is a figure the opening fact sheet did not publish: the size of the issue. With the €1,150,000 now known, the ratio the platform announced is confirmed: the loan equals 65.2% of the value of the two homes securing it, €1,763,022 between them.

It is worth understanding what is being financed, because it is neither construction nor a purchase. The developer, BATIAU S.à r.l., does not need the money to build: the residence is 90% complete and six of its eight homes are already sold. It is refinancing the two remaining flats to generate liquidity for other projects. The rate is 10.5% a year over 18 months, with annual interest, a six-month minimum and early repayment as the units are sold.

The two flats are number 5, a three-room of 101.05 sqm at €885,832, and number 8, a four-room duplex of 113.64 sqm at €877,190. Repayment depends entirely on selling them, and that is where the point worth attention lies. Those prices equal €8,212 per sqm on average, 7.5% above the €7,642 per sqm at which the building's four most recent transactions closed. Flat 5, at some €8,766 per sqm, is 14.7% above that reference, also above the Gosseldange comparables the platform cites — €8,000 to €8,400 per sqm — and slightly above the national new-build average of €8,654.

The consequence is arithmetic: if the two flats ended up selling at the average price per square metre the development has already achieved, they would total some €1,640,000 and the loan would move from 65% to 70% of that value. Still covered, but with a thinner margin than the fact sheet presents. As the file itself recalls, prices achieved in earlier sales are not a reliable indicator of the price at which the pending units will close.

Several things count in favour. The security is a first-ranking mortgage in favour of Raizers on behalf of the bondholders over the two refinanced homes, plus a notarised personal guarantee from Marc Feltes. Technical risk is low: permits are final and not subject to appeal, all payments on the sold homes have been collected and all construction invoices settled except those for the pending finishes, with completion expected by late November 2026. And the developer, registered in Luxembourg since 2008, reports more than 700 homes delivered in the Grand Duchy.

The platform itself flags the geopolitical factor as the main consideration, for its possible effect on marketing the two homes on whose sale the whole repayment depends.

Investing in real estate crowdfunding carries the risk of losing part or all of your capital: the money is locked up until maturity, returns are not guaranteed and there is no deposit guarantee fund cover. No security eliminates that risk, and the outcome of the raise does not anticipate how the operation will end. Non-sophisticated investors have four calendar days of reflection to revoke their offer without penalty.
