The development facility of the project amounts to €556,035, with a term of 10 months; this return is subject to investment risk and is not guaranteed. The collateral of the operation is first fixed charges over the existing terraced house at 68 Hilltown Park and over the development land and new build at 70 Hilltown Park, complemented by the assignment of insurance and of the benefits of the project's relevant contracts. Drawdowns are made on a scheduled basis, following the valuer's recommendation in each disbursement report. Asset Description, Construction Progress and Planning Situation

The asset comprises two homes at numbers 68 and 70 Hilltown Park, River Valley Road, Swords (Eircode K67 RW72). The existing terraced house (no. 68) is a two-storey, three-bedroom home of 94 m², while the cleared side plot (no. 70/68A), of about 544 m², will host the new four-bedroom single-family home of 149 m², distributed over two floors plus an attic and with an A energy rating. Fingal County Council granted the final building permit on 2 December 2025 (reference F25A/0630E) and foundation works have begun. According to the latest progress update provided by the platform, the developer has completed the installation of windows and doors and has begun with the internal walls, finishes and structure, with completion expected in October 2026. The platform notes that several pre-commencement planning conditions remain pending, classified by the monitor as medium difficulty. Swords is located about 20 km north of Dublin city center, next to the international airport and connected via the M1 and M50 motorways.

Capital Structure, Coverage Ratios and Collateral

According to the independent valuation of 19 February 2026, prepared in accordance with the European Valuation Standards (TEGOVA Blue Book), the land with planning permission is valued at €250,000 and the existing terraced house at €490,000, which represents a combined initial value of €740,000 that constitutes the borrower's contribution. The combined Gross Development Value (GDV) upon completion amounts to €1,270,000 (€780,000 for the new build + €490,000 for the existing home) and, after deducting the VAT applicable to the new home, the Net Development Value (NDV) is €1,117,224. Against these figures, the loan before interest (€556,035) represents an LTNDV of 49.7% and a Loan to Cost (LTC) of 51.3%. The development budget incorporates a contingency reserve of 5% (€25,788), considered sufficient by the Independent Property Monitor. The borrower, RDS Investments Limited, is a special-purpose vehicle incorporated in September 2021 whose principals combine builder, architect and property management profiles, with recent experience in comparable split-property housing projects in the Swords area. The platform states that it has carried out anti-money-laundering and know-your-customer (AML/KYC) checks with nothing to report.

The planned exit strategy is the refinancing of both properties as rental assets or their sale; according to the platform, the existing home will be sold when the new one is close to completion, reducing the debt to a low level that could be refinanced through a long-term investment loan over the new property. It should be noted that this exit depends on the anticipated market conditions and refinancing materializing.
