The crowdfunding platform Property Bridges announces the launch of a new investment opportunity in the residential market of Ireland. The project, promoted by the company Kilpep Development Limited, consists of granting a financing line for the development of a residential complex located at Ardmore Avenue, Bettystown, in County Meath.

The transaction is structured as a loan secured by a first-fixed-charge mortgage on the asset, offering an annual interest rate of 7.5% with a term of 13 months (and a minimum compliance period of 6 months). Project Description: Sustainable Residential Development

The asset subject to the investment comprises a plot of 0.93 hectares (2.3 acres) that holds a valid planning license for the construction of 38 residential units. The design contemplates a typological mix of 2 one-bedroom homes, 22 two-bedroom homes and 14 three-bedroom homes.

A differential aspect of this development is the use of the ICF (Insulated Concrete Formwork) system, a modern poured-concrete construction method that guarantees superior airtightness and high thermal resistance. Thanks to this technology, all the homes will obtain an A2 BER energy rating, positioning them as highly efficient, low-consumption properties.

The financing request to Property Bridges amounts to €4,822,808, specifically intended to finance the construction of the first 28 houses of the complex. It is important to note that the developer has already made a significant investment effort:

The total market value once the 28 financed houses are completed (GDV) is estimated at €10,258,000. This places the loan-to-net-delivery-value ratio (LTNDV) at a solid 53.4%, which provides a comfortable safety margin for investors.
