Cresor has covered in one minute the €800,000 loan for the Pompeu Fabra 19-23 development, nine homes in Sant Boi de Llobregat (Barcelona). 156 investors took part with an average ticket of €5,128.
Those two numbers are worth reading together, because they describe a different profile from other raises. The average ticket is the highest of all the operations we track — in most it runs between €1,500 and €2,800 — and the number of participants is low. The minute is not explained by a flood of investors but by a small group committing large amounts.
Nor is what was raised the launch figure. The offering was €700,000 extendable to €800,000, and the extension was fully covered. It is the third consecutive operation from this platform where that has happened, after the modular home in Valdemorillo and Phase II in Pozo Cañada.
The main consequence lies in the security, and it is worth understanding. This loan's mortgage has a fixed guaranteed amount of €350,000, with maximum liability of €455,000. When the loan was €700,000, that mortgage covered half the principal; with the €800,000 raised it covers 43.75%. The remaining €450,000 rests on the joint and several guarantees of Groinversia Global, S.A. and Solabella, S.L., not on the property. Measured against the current valuation of €1,450,072, effective mortgage cover remains 24.1%.
The other ratios move too. The LTV against that current valuation goes from 48% to 55.2%, the scenario the fact sheet itself had anticipated in the event of an extension. Against the completed-state value of €3,354,106, the loan stands at 23.9%: a comfortable level.
The extension also narrows the funding gap without closing it. Projected project costs are €2,189,181 and the developer reports €1,172,295 of its own funds; added to the €800,000 raised, some €216,886 remains to be covered, against the €316,886 missing with the unextended loan. The file does not explain how that difference is financed.
The rest of the picture is unchanged. Works are certified at 50% with the permit granted, the project approved and the contractor engaged for a budget of €1,320,750. The business plan keeps a comfortable margin: €3,340,000 of projected sales against €2,189,181 of costs, 52.6% over cost. And sales remain at a single agreement, for €358,000 with 10% paid, 10.72% of projected sales: repayment depends on selling the remaining eight homes.
The loan's purpose remains mixed and undisclosed in detail — recovery of part of the developer's equity and financing of outstanding works — in a single drawdown and without the fact sheet saying how much goes to each. The loan is at 10% a year over nine months, with quarterly interest and principal at maturity, and early repayment free of commission from the sixth month or on the sale of the units.
In the file's favour is the track record: Groinversia has more than €30 million financed across 49 projects with this platform, 43 of them completed with an average IRR of 9.49%, and the Solabella group has an active project in Terrassa with no arrears.
Investing in real estate crowdfunding carries the risk of losing part or all of your capital: the money is locked up until maturity, returns are not guaranteed and there is no deposit guarantee fund cover. No security eliminates that risk, and the speed of the raise does not anticipate how the operation will end. Non-sophisticated investors have four calendar days of reflection to revoke their offer without penalty.
