The crowdfunding platform ClubFunding is preparing a real estate investment opportunity in Saint-Denis, on the island of Réunion. The operation consists of refinancing a commercial asset in order to allow the operator to finance a new real estate acquisition in Saint-Leu. The project is led by the company JOCETHAD, a subsidiary of the Comptemporis group, which specializes in real estate operations in Réunion. Investors should keep in mind that any reference to return is inseparable from the corresponding risk, which is described below.

The company turns to ClubFunding to carry out a bond issue for an amount of €175,000. The operation has two guarantees: a first-rank mortgage registered over the asset being financed and a personal and joint guarantee from the director. The issuer recalls that the higher the interest rate, the greater the risk of loss of capital or non-payment of interest, and that past returns are not indicative of future returns.

Asset Description and Operation Plan

The asset is a 112 m² commercial unit located at 20 Rue de Nice, in the Barachois district of Saint-Denis, in a commercial area with high footfall, close to the Radisson hotel and to the city's business and financial center, with car access and several car parks nearby. The property was acquired in 2023 for €300,000 and refurbishment works were carried out to adapt it to the new tenant. The unit has a lease signed in 2024 and running until 31 May 2033, leaving seven years to maturity; in addition, the tenant has invested €200,000 in fitting out and maintaining the premises.

The refinancing will allow the operator to release liquidity to acquire a new residential asset in Saint-Leu, while retaining a commercial property that generates recurring rental income. The subsequent objective is to sell the premises with the lease in place for a price of €450,000, that is, approximately €4,018/m².

Operator Profile and Collateral

The operation is promoted by JOCETHAD, a subsidiary of the Comptemporis group, which specializes in real estate operations in Réunion. Among the elements highlighted by the platform are the location of the asset and the lease running until 2033. As a counterpart, the platform notes the existence of illiquidity risk and the risk of total or partial loss of the amounts invested.

In compliance with the European Crowdfunding Regulation (EU) 2020/1503, it is recalled that non-experienced investors have a four-calendar-day pre-contractual reflection period during which they may revoke their investment offer at no cost and without justification. It is also warned that this is a participatory financing product —not a deposit or a guaranteed savings product— and that real estate investments carry risks of illiquidity and partial or total loss of principal; this vehicle is not supervised by the CNMV or the Bank of Spain, and lacks the coverage of the deposit guarantee fund or the investor compensation scheme.
