The crowdfunding platform Civislend has issued the closing report for the fundraising round of the residential development promoted by Vivantia Homes in the city of Granada. The operation, structured through a loan secured by a first-rank mortgage, was intended to finance part of the purchase of a residential plot on which a development of ten new-build terraced single-family homes will be built. The subscription process has concluded after completing the fundraising target, consolidating a final amount raised of €1,000,000. Investors should keep in mind that any reference to return is inseparable from the corresponding risk, which is described below.
The round started from a target of €1,000,000 and completed 100% of its allocation in a period of 1 hour. The analysis of the flow of contributions during that interval records an average contribution ratio of €16,667 per minute.
Investor Base and Capital Distribution
The campaign concluded after registering the participation of 616 investors, who covered the entire amount assigned to the opportunity. The distribution of the funds raised among that number of contributors yields an average investment ticket of €1,623 per participant. Civislend opened the opportunity from a minimum ticket of €250, with no maximum contribution limit.
The operation offers a nominal annual interest rate of 10.50% (TIN), with an initial term of 15 months and the option of a 6-month extension. Interest is paid under a bullet structure, settled at the time of the total repayment of the loan, with the possibility of total or partial early repayment without penalty from month 4. Interest will begin to accrue from the formalization date, expected within a maximum of 30 business days after the funds are raised. In compliance with the European regulatory framework, non-experienced investors have a four-calendar-day pre-contractual reflection period during which they may revoke their commitment at no cost and without justification.
Asset Description, Technical Progress and Developer
The asset is a residential plot located in the Carretera de la Sierra area, on the east side of the city of Granada, close to the Generalife and Alhambra surroundings and next to the Genil River, in a consolidated low-density area. The project comprises ten terraced single-family homes, laid out across a basement, ground floor and first floor, with three bedrooms, two bathrooms and a guest toilet, a basement garage, terraces and a private pool in some of them. The total built area is 2,054 m², with an average area of 205 m² per home. The building permit has not yet been applied for and will be processed once the land is acquired, and marketing is estimated for the coming months. The investors' exit will coincide with the granting of the developer's bank loan, once the building permit is obtained.
The project is promoted by Vivantia Homes, a real estate group with more than 20 years of experience in the development of homes and multifamily buildings in various locations in Spain —such as Marbella, the Canary Islands, Bilbao and Granada— and internationally.
Capital Structure, Coverage Ratios and Collateral
The funding structure combines the developer's contribution with participatory financing: Vivantia Homes contributes approximately €500,000 (33% of the funds required) and Civislend the remaining 67%, that is, €1,000,000. The total loan is allocated to financing part of the land acquisition, with a single drawdown of approximately €900,000 for the purchase and formalization costs of approximately €100,000. According to the appraisal certificate, the current value of the land amounts to €1,684,811, implying a total LTV of 59%. The collateral of the operation is a first-rank mortgage over the asset.
Finally, in compliance with the regulations governing crowdfunding platforms, investors are reminded that this is a participatory financing product and not a deposit or a guaranteed savings product, and that real estate investments carry specific risks, such as illiquidity, the risk of not obtaining the expected return, or the partial or total loss of principal. This crowdfunding project is not supervised by the CNMV or the Bank of Spain, and the information provided has not been reviewed by these institutions. Likewise, the invested capital is not covered by the deposit guarantee fund or the investor compensation scheme.
